FIRST I direct the payment of my just debts, funeral and burial expenses and administration charges of my estate. SECOND All the rest and residue of my estate, real and personal of every name and kind and wherever situated I give to my wife, LEOTA B. HUTTON. If my said wife fails to survive me, I then give all of said rest and residue to my son, WILLIAM R. HUTTON, and my daughter, PRISCILLA HUTTON. THIRD I nominate my said wife, LEOTA, Executor of this will. If " she fails to qualify or ceases to act for any reason, I then , nominate my son, WILLIAM R. HUTTON, to act in her stead. No bond , with sureties shall be required of the Executor herein named or of any administrator with the will annexed. FOURTH ,- I authorize my Executor, or any administrator with the will annexed, to sell at public or private sale without license of any court, any part of my estate, real or personal, and to execute ~ and deliver proper ahd sufficient deeds and instruments to convey and transfer the same. Any and all claims and demands in favor of or against my estate may"be settled by compromise or arbitration ~ or otherwise by my Executor or administrator upon such terms as are deemed advisable. Any payment, division or distribution under this will may be made in cash or in kind, or partly in each, and at such reasonable valuations as are deemed just and proper by said Executor or administrator. In connection with the adminis- tration of my estate, any stocks, bonds or other property owned by me at the -time of my death may be retained until final settle- ment of my estate without liability for failing to convert any such investments into cash.
