STIPULATION AGAINST LIENS
WHEREAS, Karl J, Miller and Ila M, Miller, of Pennsylvania, is about to execute
contemporaneously herewith, a contract with Michael Manning & Associates, a Pennsylvania
General Partnership of Cumberland County, Pennsylvania, for the erection of a dwelling upon a lot
of/and situate as follows:
ALL THAT CERTAIN piece ofland situate in the Township of East Pennsboro,
Cumberland County, Commonwealth of Pennsylvania, being more fully described as follows:
BEGINNING at a point, said point being located on the legal right-of-way line of
Acri Road at the dividing line of Lot No. 95 and Lot No. 75; thence by the same and beyond by Lot
No. 77 and Lot No. 76, South 79 degrees 03 minutes 07 seconds West, a distance of392.86 feet to
a point on the dividing line of Lot No, 569, Highlands of Hampden Square, Plan Book 53, Page
112B and Lot No. 75; thence by the same and beyond by Lot No, 570 and Lot No. 571, Highlands
of Hampden Square, Plan Book 53, Page ll2B, North 11 degret:s 05 minutes 58 seconds West, a
distance ofl64.73 feet to a point on the dividing line of Lot No. 571, Highlands of Hampden Square,
Plan Book 53, Page ll2B, and Lot No. 75; thence by the same and beyond by Lot No. 52, Highlands
of Hampden Square, Plan Book 53, Page ll2B, North 18 degretls 53 minutes 28 seconds West, a
distance of207.l4 feet to a point on the dividing line of Lot No. 63, Hickory Ridge, Phase II, Plan
Book 74, Page 107 and Lot No. 75; thence by the same and beyond by Lot No. 64, Hickory Ridge,
Phase II, Plan Book 74, Page 107, North 71 degrees 06 minut~:s 19 seconds East, a distance of
225.33 feet to a point on the dividing line of Lot No. 65, Hickory Ridge, Phase II, Plan Book 74,
Page 107 and Lot No, 75; thence by the same the following three (3) courses and distances: 1) South
89 degrees 54 minutes 05 seconds East, a distance of 56.64 feet to a point; 2) South 80 degrees 30
minutes 16 seconds East, a distance of 79.36 feet to a point; 3) South 68 degrees 18 minutes 20
seconds East, a distance of88.60 feet to a point on the dividing line oflands now or formerly of East
Pennsboro Township and Lot No. 75; thence by the same, North 88 degrees 01 minute 27 seconds
West, a distance of 42.11 feet to a point on the legal right-of-way line of Acri Road; thence by the
same by a curve to the left having a radius of/025.00 feet, a distance of312.95 feelto a point on the
legal right-of-way line of Acri Road, the Place ofBEGlNNING.

Revised, recorded in Plan Book 88, Page 88 and being subject to all easements of record.
CONTAINING 3,60 acres,

NOW, the \) day of August, 2005, atthe time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Karl J. Miller
and Ila M. Miller to the said Michael Manning & Associates, a Pennsylvania General Partnership
to commence work on the said building, or purchase materials for the same in consideration of the
making of the said contract with Michael Manning & Associates, a Pennsylvania General Partnership
and the further consideration of One Dollar, to Michael Manning & Associates, a Pennsylvania
General Partnership paid by Karl J, Miller and IIa M, Miller it is agreed that no lien shall be filed
against the building by the contractor, or any sub-contractor, nor by any of the material men or
workmen or any other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly waived,
WITNESS, our hand and seals the day and year aforesaid.
