The tax rate imposed on the net value of transfers to or for the use of the decedent's lineal beneficiaries is 4.5%, except as noted in 72 P.S. ~9116(1.2) [72 P.S. ~9116(a)(1)).
The tax rate imposed on the net value of transfers to or for the use of the decedent's siblings is 12% [72 P.S. 99116(a)(1.3)]. A sibling is defined, under Section 9102, as an
individual who has at least one parent in common with the decedent, whether by blood or adoption.

I, Martha E. Sw~ of242 East Garfield Street, Shippensburg. Cumberland County,
Pennsylvania, being of sound and disposing mind, memory, and understanding. do hereby
declare this as and for my last will and testament hereby revoking all wills and codicils
previously made by me.
FIRST
I direct payment of my debts and expenses of my last illness and funeral from my
estate as soon after my death as conveniently may be done.
SECOND
I give and devise the following trads of real estate to the following named individuals:
A I give and devise unto my granddaughter, Kimberly Swartz, my residential real estate
located at 242 East Garfield Street, Shippensburg. Pennsylvania, together with all of
the tangible personal property located in, on, or about the aforesaid real estate;
B. I give and devise unto my grandson, Shawn Swartz, my real estate located at 109
North Queen Street, Shippensburg, Pennsylvania;
C. I give and devise unto my son, Gregory Swartz, my mountain land consisting of
approximately 15 acres, more or less, located near Newburg and located in Hopewell
Township, Cumberland County, Pennsylvania, with a cabin erected and located
thereon, together with all tangible personal property located in, on, or about the
aforesaid cabin and mountain land.
THIRD
I give. devise, and bequeath all of the rest, residue, and remainder of my estate as
follows:
A Two (2%) percent of said remaining estate I give unto the First Church of God. locat
in Shippensburg, Pennsylvania, to be used for missionary purposes;
B. Ninety-Eight (98%) percent of said remaining estate I give, devise. and bequeath, in
equal shares, unto my son, Gregory Swartz, and my grandchildren, Kimberly Swartz
and Shawn Swartz.
FOURTH
I direct that any and all Inheritance, Estate and Transfer taxes imposed upon my
estate passing under my will or otherwise. shall be paid out of the principal of my
residuary estate.

In addition to the powers conferred by law, I authorize my personal representative in
their absolute discretion:
A To retain in the fonn received. and to sell either at public sale or private sale any
real or personal property. and to distribute to heirs either in cash or in kind.
B. To manage real estate.
C. To invest and reinvest in all forms of property without being confined to legal
investments, and without regard to the principle of diversification.
Do To exercise any option or rights arising from ownership of investments.
E. To compromise claims without court approval and without the consent of any
beneficiary.
F. To not sell any real estate occupied by my spouse and I as a marital home ifminor
children are living at the time of my death and it is practical to retain ownership of
the real estate so that my minor children may live in said real estate until they
graduate from high school.
SIXTH
I nominate, constitute, and appoint my son, Gregory Swartz, and my niece, Martha
McCarl, as Co-Executors of this, my last will and testament. I hereby direct that my
Executors shaJl not be required to post bond or furnish security in this or any other
jurisdiction.

This analysis has not been performed in accordance with the uniform standards of professional
practice which requires valuers to act as unbiased, disinterested third parties with impartiality, objectivity
and independence and without accommodation of personal interest; it is not to be construed as an
appraisal and may not be used as such for any purpose.
In response to your request for a comparable market analysis of real estate located at 109 North
Queen Street, Shippensburg, Cumberland County., PA, I am sending you my estimation of current market
value.
The lot is served by public water a public sewer and is improved with a one story concrete block
dwelling with faux stone front. The living area consists of a living room, kitchen, dining area, entrance
foyer, 2 bedrooms and full bath. There is an attached one-car garage with gravel floor and open at the
end. There is an unfinished basement under the dwelling. The heating system is an updated oil fired hot
air furnace and domestic hot water is delivered via an electric water heater. Central air conditioning has
been installed but the tenant currently occupying the property has indicated that the central air is not
functioning. The electrical system has been updated with a 200 AMP breaker service box. The roof of .
the dwelling is of asphalt shingles and no indication has been given to its life expectancy. The
neighborhood consists of both owner occupied homes and student rentals. The overall condition of the
property appears to be good.
Based upon my personal investigation and findings, it is my opinion that the comparable market
analysis would indicate a current market value of between $75,000-$82,500.

at 242 East Garfield Street, Shippensburg, Cumberland County, PA, I am sending you my
estimation of current market value.
The lot is improved with a two-story frame dwelling being covered with
aluminum siding and having a metal roof and is served by public water and public sewer.
The first level contains an eat-in kitchen, formal dining room, living room and Y2 bath.
The second level contains 3 bedrooms and full bath. There is a floored attic above the
second floor. There is a full unfinished basement with concrete floor under the dwelling.
The heating system is an oil fired hot water boiler that appears to be nearing its life
expectancy and domestic hot water is supplied by an electric water heater. The electrical
system has been upgraded with a 100 AMP breaker box and a number of upgraded wiring
circuits. In addition to the dwelling, there is an older 2-car garage located to the rear of
the lot. The garage has been covered with metal siding and the roof is on metal.

The neighborhood consists of similar type homes, both single and double homes
and a mixture of owner occupied and tenant occupied homes. The overall condition of
the property appears to be good.
Based upon my personal investigation and findings, it is my opinion that the
comparable market analysis would indicate a current market value of $79,000 to $87,500.
