certified mail notice to the heirs, Mary T. Lake, guardian of the estate
of Lena Cacopardo, incompetent, is hereby authorized to consummate
the sale of premises known as 119 Washington Street, Harrisburg, Dauphin
County, Pennsylvania to Joseph J. Klovekorn for a sales price of $16,500.
under the terms of the agreement of sale dated December 16, 1978 and the
guardian is entitled to pay the realtor's commission due under said agree-
ment of sale.

PETITION FOR PERMISSION TO SELL INCOMPETENT'S REAL ESTATE
AT PRIVATE SALE UNDER PROBATE, ESTATES AND FIDUCIARIES
CODE SECTION 5521 (23)
TO THE HONORABLE JUDGES OF SAID COURT:
Your petitioner, Mary T. Lake, guardian of the estate of Lena
Cacopardo, incompetent, respectfully represents that:
1. This petition for Court approval of private sale of real estate
owned by Lena Cacopardo, incompetent, is filed so that sale of the real
estate can be effected to raise monies of the care and maintenance of the
incompetent. The property in question is located at 119 Washington Street,
Harrisburg, Dauphin County, Pennsylvania, as more fully described in dee
recorded in Dauphin County Deed Book Q, Number 19, Pages 230-231 a
copy of which is attached as Exhibit 'W:
2. Lena Cacopardo was declared an incompetent and Mary T. Lake
appointed guardian of the estate by decree of this Court dated November 15,
1978.
3. The names of the incompetent's next of kin and their addresses
are as follows:

Anna Foster (daughter)
214 No. 30th Street
Paxtang, PAl 7111
Joseph Cacopardo, (son)
3305 Lawndale Avenue

4. The incompetent is the sole owner of the real property in
question and no other person has any interest in the property.

5. The above named next of kin have all been notified of the intended
sale by certified mail.return receipt requested. The consents of the next of
kin to this sale are attached as well as proof of mailing.
6. The improvements on the property consist of a two and one-
half story brick house. It is presently unoccupied and has a current tax
assessment of $1.011.
7. Petitioner listed the premises for sale through R. J. Fried
Realtors. Inc., subject to approval by this Court of any offer. Carolyn
Sheaffer, sales associate, submitted an agreement of sale dated December
16, 1978 for a purchase price of $16, 500.
The proposed purchaser is Joseph J. Klovekorn. A copy of that agreement
is attached as Exhibit "B".
8. By petition of Mary T. Lake to this Honorable Court dated
January 16. 1979, said Court has ordered the bond of petitioner increased
to the amount of $ 27.000. in anticipation of this sale.
9. Petitioner believes that sale to Joseph J. Klovekorn will pro-
duce a better price. net after commission, than would be produced for the
estate by a public auction sale. less auctioneer's expenses and commission.
WHEREFORE. petitioner respectfully requests entry of an Order
approving sale to Joseph J. Klovekorn.
