Lauver ("Decedent") died on January 31, 2005, testate. c..) 0"' 2. Petitioner, niece of the Decedent was appointed executrix of the estate by the Register of Wills of Cumberland County, Pennsylvania on February 9, 2005. 3. Decedent owned real estate located at 207 Frytown Road, Upper Frankford Township, Carlisle, Cumberland County, Pennsylvania, currently valued at $63,000.00 (a copy of said appraisal is attached hereto as Exhibit "A"). 4. Petitioner desires to purchase the real estate in her individual capacity. 5. The real estate consists of 7.09 acres upon whereon is erected is a 1989 single- wide mobile home and is described in the Deed attached hereto as Exhibit "B". 6. In addition to the petitioner, the parties in interest are Decedent's nephew, Ronald L. Neidigh, an adult individual. 7. Petitioner desires to purchase said real estate for $63,000.00, subject to two existing mortgages in favor of American General Discount Company, the principal balance of which is $459.49 and $39,936.61 respectively. \.)'. 8. All parties in interest consent to the proposed sale. Said consents are attached hereto as Exhibit "C". 9. Other than the mortgages referenced above, there are no other mortgages or other known liens of record, delinquent taxes, water or sewer rents or judgments against the real estate. 1 O. The appraisal attached hereto certifies that the price offered by Petitioner is at least equal to the price that could be obtained at public sale. WHEREFORE, Petitioner respectfully requests that the court issue a final decree granting leave to Petitioner to purchase the property for $63,000.00 and direct the Clerk of the Orphan's Court Division to execute and deliver a Deed to the real estate to Petitioner upon exhibit to the Clerk of the Estate's receipt for the purchase price. Lauver, deceased, hereby consent to the purchase of the real estate located at 207 Frytown Road, Upper Frankford Township, Carlisle, Cumberland County, Pennsylvania, by Carolyn J.
