PETITION OF ADMINISTRATOR UNDER SECTION 3354 OF THE
PROBATE. ESTATES AND FIDUCIARIES CODE OF 1972 TO
EXCUSE THE FILING OF ADDITIONAL SECURITY.
TO THE HONORA BLE. THE JUDGES OF THE SAID COURT:
James A. Mannix. Administrator of the Estate of Janet L. Mannix,
Deceased, files this petition for the wa iver of additional security
under Section 3354 of the Probates, Estates, and Fiduciaries Code and
respectfully represents that:
1. On September 12, 1978, Janet L. Mannix died intestate.
domiciled at Camp Hill, Pennsylvania.
2. On December 5, 1978, letters of administration were granted
by the Register of Wills of Cumberland County to Petitioner.
3. Petitioner filed a bond with the Register of Wills of Cumberland
County on December 2, 1978 in the amount of $1.200 on which the
Ohio Casualty Insurance Company is surety.
4. The inventory of the estate has been filed showing the value of
the property to be sold as $ 5, 500 and the total value of the estate
after debts and deductions as $(- 1,354.08). If the sale of the real
estate is consummated, the Inventory and the statement of debts and
deductions will be amended. As amended. the net estate before taxes
will be approximately $4,500.00. Inheritance tax at the 6% rate will

I, result in a Pennsylvania Inheritance tax of $270.00.

The estate will
not be subject to Federal estate tax.
5. No real estate has previously been sold.
The decedent owned
the house at 237 Harris Street, Harrisburg, Dauphin County" Pennsylvania
which is more particularly described as follows.
BEGINNING at the South-West corner of Harris and Susquehanna
(formerly Manada Avenue) Streets; thence Southwardly along Susquehanna
Street ninety-three (93') feet more or less to a three (3') feet wide
pri vate alley; thence Westwardly along said alley eighteen (l13 1) feet and
four (4") inches more or less to land now <r late of George W. Shank;
thence Northwardly along said land and thru the centre of the brick
partition wall ninety-three (93') feet more or less to Harris Street; and
thence Eastwardly along Harris Street eighteen (18') feet and four (4")
inches to the place of BEGINNING.
Thereon being house No. 237 Harris Street.
With the use of the alley aforesaid in common with the owners
and occupiers of the land abutting thereon.
IT BEING the same premises which Louise Stauffer by her deed
dated the 8th day of June, 1944, and recorded in the Office of the
Recorder of Deeds in and for Dauphin County in Deed Book lIT", Volume
26, Page 586, granted and conveyed to Janet Louise ProwelL
6. The current tax assessment of the property is $2,301. The
property is presently unoccupied.
7. Petit ioner has entered into an agreement to sell the property to
Gabrielle Smith for a consideration of $12,000.
8. Under the laws of intestate succession, petitioner is the sole
party in interest.
9. There are no liens of record lor mortgages, delinquent taxes, or
judgments against the property.

10. It is suggested that the present outstanding bond of $1, 200 with
surety is more than sufficient protection to guarantee payment of any
outstanding debts and death taxes.
WHEREFORE, it is prayed that this Honorable Court enter an
order excus ing petitioner from filing any additional security and
authorizing him to receive the proceeds from the sale of real estate.
