On July 3, 1998, the Defendant leased to the Plaintiff a four-bedroom house at 602 South Market Street, Mechanicsburg, Cumberland County, Pennsylvania 17055, hereinafter called the "premises". 4. On July 3, 1998, the Plaintiff gave the Defendant a security deposit of $620.00 for the premises. 5. Beginning on July 6, 1998 through August 31, 2005, the Plaintiff occupied the premises. 6. On July 1, 2004, the defendant increased the monthly rental to $695.00. 7. On July 13, 2005, the Defendant accepted the Plaintiff's notice to terminate the lease including his forwarding address. 8. On August 12, 2005, the Defendant requested permission from the Plaintiff to allow the new tenant to store belongings in the living room of the premises. 9. On August 12, 2005, the Plaintiff gave his verbal consent for the new tenant to place his belongings in the living room of the premises only, with the condition that the new tenant could only access the premises with the plaintiff present. 10. At sometime after August 14,2005, the new tenant obtained a key to the premises from a workman employed by the defendant. 11. After obtaining the keys to the premises the new tenant proceeded to place his belongings not only in the living room of the premises but in other rooms as well and did so without the presence of the Plaintiff, in violation of the verbal agreement between the Plaintiff and Defendant and interfering with the Plaintiff's quiet enjoyment of the premises. 2 . 12. The Defendant failed to refund the security deposit of $620.00 nor did he provide the Plaintiff with a written statement of damages within 30 days of the termination of the lease as required by 68 P.5, S 250.512. Wherefore, the Plaintiff demands judgment against the Defendant for $956.26 with Interest and Costs, which said amount is within the arbitration limits of Cumberland County, Pennsylvania. 1, Richard E.
