WHEREAS, Scott A Hammaker and Lora K. Hammaker of 1 Woburn Abbey Avenue, Camp
Hill, PA 17011, is about to execute contemporaneously herewith, a contract, with Artistech,
Inc, of 282 Alpat Drive, Dillsburg, PA, for the erection of a building upon premises commonly
known as Lot E-10 East Red Gold Circle, Township East Pennsboro, Cumberland County,
Pennsylvania, as set forth in the deed dated 12/27/05, recorded at Deed Book ,
Page , in the Recorder's Office for Cumberland County, Pennsylvania, as more
specifically described in Exhibit "A" which is incorporated herein and attached hereto,
NOW, January 9, 2006, at the time of and immediately before the execution of the prinCipal
contract, and before any authority has been given by the said Owner to the said Contractor
to commence work on the said building, or purchase materials for the same in consideration
of the making of the said contract with Contractor and the further consideration of One
Dollar ($1.00), to contractor paid by Owner, it is agreed that no lien shall be filed against the
building by the Contractor, or any subcontractor, nor by any of the materialmen or workmen
or any other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly
waived.
WITNESS, our hands and seals the day and year aforesaid.

EXHIBIT "A"
ALL THAT CERTAIN piece or parcel ofland situate in East Pennsboro Township, Cumberland
County, Pennsylvania, more particularly bounded and described as follows, to wit:

BEGINNING at a point on the southern right of way line of East Red Gold Circle (50 feet wide)
at the dividing line between Lots E-9 and E-IO; thence along the eastern boundary line of Lot E-9, South
24 degrees 26 minutes 50 seconds West, a distance of 138.43 feet to a point along Community Open
Space; thence along said Community Open Space, South 65 degrees 57 minutes 00 seconds East, a
distance of 110.13 feet to a point; thence continuing along same, South 78 degrees 07 minutes 15 seconds
East, a distance of 110.00 feet to a point; thence continuing along same, North 69 degrees 14 minutes 23
seconds East, a distance of 96.94 feet to a point at the southwest comer of Lot E-ll; thence along the
western boundary line of Lot E-ll, North 47 degrees 10 minutes 40 seconds West, a distance of251.14
feet to a point on the southern ,right of way line of East Red Gold Circle; thence along East Red Gold
Circle by a curve to the,right having a radius of 50.00 feet and an arc length of 62.50 feet to a point, the
point and place of BEGINNING.
BEING Lot No. E-IO, on the Final Subdivision Plan of Floribunda, Phase I, Section 9 and
recorded in the Office of the Recorder of Deeds, Cumberland County, Pennsylvania, in Plan Book_,

UNDER AND SUBJECT, to a 30' stormwater and drainage easement along the southern side of '
said lot, half of a 30' stormwater and drainage easement along the eastern side of the said lot, and half
of 25' by 25' snow dump easement at the northeast corner of said lot.
UNDER AND SUBJECT, NEVERTHELESS, to all easements, restrictions, encumbrances and
other matters of record or that which a physical inspection or survey of the premises would reveal.
