STIPULATION AGAINST LIENS
WHEREAS, lA. Halbert Builder, LLC, a Limited Liability Company, of
Pennsy Ivania, is about to execute contemporaneously herewith, a contract with Classic Communities
Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the erection of a
dwelling upon a lot ofland situate as follows:
ALL THA T CERTAIN tract or parcel ofland situate in East Pennsboro Township,
Cumberland County, Pennsylvania, more particularly bounded and described as follows, to wit:
BEGINNING at a point on the northern right-of-way line of Pagoda Court (50' wide)
at the dividing line between Lot No. 26 and Lot No. 27 as shown on the hereinafter mentioned plan;
thence along the northern right-of-way line of Pagoda Court South 59 degrees 01 minutes 52 seconds
West, a distance of 87.67 feet to a point; thence by a curve, curving to the right having a radius of
25.00 feet and an arc length of33,67 feet to a point on the northeastern right-of-way line of Blue
Spruce Drive (50 feet wide) at the dividing line between Lot No. 27 and Lot No. 28; thence along
the dividing line between Lot No. 27 and Lot No. 28 North 02 degrees 58 minutes 00 seconds West,
a distance of 189.33 feet to a point on the southern line of Lot No. 36, Plan No.3 ofTreemont;
thence along the southern line of Lot No. 36 and Lot No. 35 on Plan No.3 of Treemont North 80
degrees 14 minutes 45 seconds East, a distance of90.03 feet to a point at the dividing line between
Lot No. 26 and Lot No. 27; thence along the dividing line between Lot No. 26 and Lot No. 27 South
09 degrees 26 minutes 00 seconds East, a distance of 165.59 feet to a point on the northern right-of-
way line of Pagoda Court, said point being the Place of BEGINNING.
BEING Lot No. 27 as shown on the Final Subdivision Plan of Penn Valley, Phase
4. Recorded in Plan Book 82, Page 67.
CONTAINING 18,651.050 square feet.

NOW, the day of March, 2006, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said lA. Halbert
Builder, LLC, a Limited Liability Company to the said Classic Communities Corporation, a
Pennsylvania Corporation to commence work on the said building, or purchase materials for the
same in consideration of the making of the said contract with Classic Communities Corporation, a
Pennsylvania Corporation and the further consideration of One Dollar, to Classic Communities
Corporation, a Pennsylvania Corporation paid by lA. Halbert Builder, LLC, a Limited Liability
Company it is agreed that no lien shall be filed against the building by the contractor, or any sub-
contractor, nor by any of the material men or workmen or any other person for any labor, or materials
purchased, or extra labor or materials purchased for the erection of said building, the right to file
such liens being expressly waived.
WITNESS, our hand and seals the day and year aforesaid.
