MECHANIC'S LIEN CLAIM
ORIGINAL
1. The ClaimanVPlaintiff, Bradco Supply, Inc, Vd/b/a Wickes Lumber, a New Jersey
corporation authorized to conduct business in the Commonwealth of Pennsylvania, with a place
of business located at 451 AMP-Wick Drive, Harrisburg, Dauphin County, Pennsylvania.
2. Between November 17, 2005 and February 10, 2006 the Claimant supplied
building materials in connection with an improvement on property (four townhouses) located at
1608 Matthew Road, Enola, Cumberland County, Pennsylvania.
3. The building materials were provided by Claimant to R. Hart Enterprises, Inc
pursuant to an oral contact with R. Hart Enterprises, Inc., with offices at 5154 Kylock Road,
Mechanicsburg, Cumberland County, Pennsylvania.
4. Pursuant to this oral contract between the Claimant and R. Hart Enterprises, Inc.,
the Claimant furnished building materials listed on the attached invoices marked as Exhibit "A".
5, As a consequence of the building materials provided by the Claimant, the
Claimant is owed the sum of $11 ,828.95, which is currently past due.
6. The legal description of the property of the Owner that is subject to the
mechanics' lien claimed by the Claimant is:
(see attached deed) Beginning at a point on the western line of Matthew Road as
extended, which point is North 30 degrees West, 220 feet from the northwestern corner
of the intersection of Dulles Drive and Matthew Road; thence along other lands of the
Gordon E. Fry Estate, of which the premises herein conveyed were formerly a part,
South 60 degrees West 110 feet to a point; thence by the same, North 30 degrees West,
116 feet to a point; thence North 60 degrees East, 110 feet to a point on the western line
of Matthew Road as extended; thence South 30 degrees East, 116 feet to along said
Matthew Road to a point, the place of beginning.
This property is also known as 1~08 Matthew Road, Enola, Pennsylvania and the
improvement is four (4) townhouses. Preliminary paperwork on the subdivision of this property
has been tiled with the Tax Mapping Authority of Cumberland County. However, as of the date
of the filing there are no deeds reflecting the addresses of each townhouse other than 1008.
Based upon this, three other mechanic's lien claims have been tiled in addition to this claim,
The other townhouses are anticipated to be numbered 1602, 1604 and, 6 ~6,

at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged and the
Grantor being therewith fully satisfied, does by these presents grant, bargain, sell and convey unto the

Pennsboro Township, County of Cumberland and Commonwealth of Pennsylvania, more particularly
bounded and described as follows:
BEGINNING at a point on the western line of Matthew Road as extended, which point is North 30

BEING THE SAME PREMISES which Dorsey H. Fry and William F. Martson, Trustees under
the Will of Gordon E. Fry, by Deed dated December 8, 1962, and recorded February 1, 1963, in the
Cumberland County Recorder of Deeds Office in Deed Book T, Volume 20, Page 381, granted and conveyed
unto Gordon E. Fry, Jr" the Grantor herein.
UNDER AND SUBJECT, NEVERTHELESS, to all easements, restrictions, encumbrances and
other matters of record or that which a physical inspection or survey of the premises would reveal.
TOGETHER withall and singular the buildings, improvements, ways, woods, waters, watercomses,
rights, liberties, privileges, hereditaments and appurtenances to the same belonging or in anywise
appertaining; and the reversion and reversions, remainder and remainders, rents, issues and profits thereof,
and of every part and parcel thereof; AND ALSO all the estate, right, title, interest, use, possession,
property, claim and demand whatsoever of the Grantor both in law and in equity, of; in and to the premises
herein described and every part and parcel thereofwith the appurtenances. TO HAVE AND TO HOLD
all and singular the premises herein described together with the hereditaments and appurtenances unto the
Grantees and to the Grantees' proper use and benefit forever.
AND the Grantor covenants that, except as may be herein set forth, he does and will forever
specially warrant and defend the lands and premises, hereditaments and appurtenances hereby conveyed,
against the Grantor and all other persons lawfully claiming the same or to claim the same or any part thereof,
by, from or under it, them or any of them.
In all references herein to any parties, persons, entities or corporations, the use of any particular
gender or plural or singular number is intended to include the appropriate gender or number as the text of
the within instrument may require.
Wherever in this instrumentanyparty shall be designated or referred to by name or general reference,
such designation is intended to and shall have the same effect as if the words "heirs, executors
administrators, personal or legal representatives, successors and assigns" had been inserted after each and
every such designation.
