WHEREAS, Olde Forge Builders, Inc. of Mechanicsburg, Pennsylvania
(herein "Owner") have entered into a contract, with Olde Forge Builders, Inc. of
Mechanicsburg, Pennsylvania (herein "Contractor"), for the development of property on
lot 13, Township of Hampden, Cumberland COUhty, Pennsylvania.
NOW, April 28, 2006, at the time of and immediately before construction
pursuant to such principal contract, and before any authority has been given by the said
Owner Olde Forge Builders, Inc. to the said Contractor Olde Forge Builders, Inc. to
commence development or purchase materials for the same in consideration of the
making of the said contract with Olde Forge Builders, Inc., Owner, and the further
consideration of One ($1.00) Dollar in hand paid to Contractor by Owner Olde Forge
Builders, Inc., it is agreed that no lien shall be filed against the building by the
Contractor, or any sub-contractor, nor by any of the material-men or workmen or any
other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly
waived.

EXHIBIT "A"
ALL THAT CERTAIN parcel of land located in the Township of
Hampden, County of Cumberland, Commonwealth of Pennsylvania, being shown
and designated as Lot 13 on a plan entitled "Final Subdivision Plan - Phase II for
Hampden Station", by Dawood Engineering, Inc., plan dated March 20, 2002, last
revised April 29, 2002, and recorded in Cumberland County Plan Book 85, Page
125.
SAID parcel being more fully described as follows: BEGINNING at
a 5/8" rebar set, said rebar being on the line of Lots 13 (Phase II) and 12 (Phase
I), where said line intersects with the western right-of-way line of Annitage Way
(50' right-of-way); thence along Lot 12, North 79 degrees 57 minutes 46 seconds
West, a distance of 130.00 feet to a 5/8" rebar set on the eastern right-of-way line
of Orrs Bridge Road (T-618- variable right-of-way); thence along said right-of-way
line, North 10 degrees 02 minutes 14 seconds East, a distance of 103.00 feet to
a 5/8" rebar set along the southern line of Lot 14; thence along said lot, South 79
degrees 57 minutes 46 seconds East, a distance of 130.00 feet to a 5/8" rebar
set on the western right-of-way line of the aforementioned Annitage Way; thence
. along said right-of-way line, South 10 degrees 02 minutes 14 seconds West, a
distance of 103.00 feet to a 5/8" rebar set at the lot line of Lots 12 and 13; the
place of BEGINNING.
BEING subject to a 15' wide landscape buffE1r running along the
western sideline of Lot 13 along Orrs Bridge Road.
BEING the same premises which Hampden Station, a
Pennsylvania General Partnership, by deed dated March 23, 2006 and recorded
April 3, 2006, in the Office of the Recorder of Deeds in and for Cumberland
County, Pennsylvania, in Deed Book 273, Page 4123 granted and conveyed unto
Olde Forge Builders, Inc., a Pennsylvania corporation, in fee.
