North Middleton Authority, North Middleton Township, County of Cumberland,
Commonwealth of Pennsylvania by its solicitor, Broujos & Gilroy, P.C., hereby files its claim
for water and sewer services against the real estate hereinafter described and sets forth its
claim as follows:
STATEMENT OF CLAIM
1
The name of the municipality by which this claim is filed is North Middleton Authority, a
municipal authority of the Commonwealth of Pennsylvania, located in the County of
Cumberland and organized pursuant to ordinances of North Middleton Township.

The name or names of owner or owners or reputed owner or owners, of the property against
which this claim is filed is Sandy Point Properties for 1400 Newville Road, Carlisle,
Cumberland County, Pennsylvania.

A description of the property against which it is ftIed is attached hereto and marked Exhibit
"A", with an address of 1400 Newville Road, Carlisle, Pennsylvania.

The authorities under and by virtue of which this lien is ftIed is the Municipal Claims and
Liens Act of May 16, 1923, P.L. 207, as amended and supplemented, S3 P.S. 7101 et seq.

The lien is claimed for unpaid water and sewer hook-up fees pursuant to an agreement
between the parties against the above described property in the amount of $71,100.00.

WITNESSETH, that in consideration of Three Hundred Thousand ($300,000.00)
Dollars, in hand paid, the receipt whereof i. hereby acknowledged. the .aid Grantors dQ hereby
grant and convey to the said Grantee, its successors and assigns.
ALL THA T CERTAIN lot of ground with the improvements thereon erected, situate in
North Middleton Township, (formerly situate in West Pennsboro Township), Cumberland County,
Pennsylvania, bounded and described as follows:
BEGINNING at a point in the center of the public road leading from Carlisle to Newville;
thence by land now or formerly of Hershel E. Tichnell and wife, South 7 degrees West 330,8 feet
to a stake; thence by land now or formerly of the Pennsylvania Railroad Company, South 89
degrees 45 minutes East 303.3 feet to a point in the center of a public road leading from the
Carlisle-Newville public road to the Goveroor Ritner Highway; thence by the center of said public
road, North 12 degrees West 304.4 feet to a point in the center of the Carlisle-Newville public road;
thence by the same, North 82 degrees 4S minutes West 90.4 feet; thence by same, North 79 degrees
15 minutes West 51.4 feet; thence by same, North 77 degrees 15 minutes West 73.4 feet to a point,
the Place of BEGINNING.
HAVING erected thereon a house known as and numbered 1400 Newville Road, Carlisle.
Pennsylvania 17013. together with a former garage now a separate apartment building known as
1400 Newville Road, Apartment No. I, Carlisle, Pennsylvania 17013, and also including a supply
and laundry building, and improvements for mobile home lots.
BEING the same premises which Roy G. Line and Anna M. Line, husband and wife, by deed
dated August 3, 1972 and recorded August 3, 1972 in the Office of the Recorder of Deeds in and
for Cumberiand County, at Carlisle, P~miit)'l"arlja in Dtcd Book "T," V~"l'ume 24, Page 16~,
granted and conveyed to Jack Britton Cooper and Vivian Cooper, husband and wife. The said
Vivian Cooper died on August 29, 2001 thereby vesting the entire fee simple title to the above
described premises in Jack Britton Cooper. A copy of tbe North Carolina Death Certificate for
Vivian Cooper is attached bereto as Exhibit" A,"
ON December 5,2001 the said Jack Britton Cooper intermarried with Faye B. Cooper in
Lee,burg, Virginia and the said Faye B. Cooper joins in this deed solely for the purpose of
quitclaiming whatever interest she may have in the abo~e en property as the spouse of Jack
Britton Cooper, also known as Jack B. Cooper, Sr. /:)
