DELBERT L. HAWBAKER and JANE M. HAWBAKER, husband and wife, adult
individuals with a residence address of 1333 Georgetown Circle, Carlisle, Pennsylvania,
hereinafter called "Owner", have entered into a contract with HOFFMAN'S CUSTOM
CONTRACTING, INC., a Pennsylvania corporation, with a principal place of business at 35
Chelsea Lane, Carlisle, Pennsylvania, hereinafter called "Contractor", for the erection of a single
family residential dwelling upon Property of Owner situate at Lot 14, Rockwell Farms, Dickinson
Township, Cumberland County, Pennsylvania, being more particularly bounded and described
on Exhibit "A," attached hereto and made part hereof.
NOW, this / t)'" day of May, 2006, before any authority has been given by the said
Owner to the said Contractor to commence work on the said improvements or purchase
materials for the same, in consideration of the making of the said contract with Owner and the
further consideration of One Dollar ($1.00), to Contractor paid by Owner, it is agreed that no lien
shall be filed against said Property by the Contractor, or any sub-contractor, nor by any of the
material-men or workmen or any other person for any labor, or materials purchased, or extra
labor or materials purchased for the installation and construction of said improvements, the right
to file such liens being expressly waived.
THIS Stipulation Against Liens has been executed by Owner and Contractor on the day
above written.

LEGAL DESCRIPTION
LOT 14. ROCKWELL FARMS (BURNT HOUSE ROAD):
ALL THAT CERTAIN tract of land situate in Dickinson Township, Cumberland County,
Pennsylvania, Lot No. 14 on the Final Subdivision Plan of Rockwell Farms, recorded in the
Office of the Recorder of Deeds of Cumberland County, Pennsylvania, in Plan Book 63,
Page 79, et seq. and more particularly identified as follows:
BEGINNING at a point along the southern right-of-way line of West Old York Road at the
dividing line between Lot No. 13 and Lot No. 14 of the aforementioned plan; thence along
said dividing line South 25 degrees 46 minutes 15 seconds East a distance of 377.55 feet to
a common corner of Lot Nos. 13, 14, 15 and 16; thence along the dividing line between Lot
No. 14 and Lot No. 15 South 67 degrees 32 minutes 38 seconds West a distance of 300.72
feet to a point along the western right-of-way line of Burnt House Road; thence along said
Burnt House Road North 27 degrees 38 minutes 13 seconds West a distance of 335.71 feet
to a point; thence on a curve to the right having a radius of 40.00 feet, an arc length of 66.60
feet to a point along the southern right-of-way line of West Old York Road; thence along said
right-of-way line of West Old York Road North 67 degrees 45 minutes 56 seconds East a
distance of 269.00 feet to a point on the dividing line between Lot No. 13 and Lot No. 14 of
the aforementioned plan, the point and place of BEGINNING.
BEING Lot No. 14 of the aforementioned plan and containing 109,121 square feet or 2.51
acres.
BEING THE SAME PREMISES that Donald C. Culpepper and Tina A. Culpepper, husband
and wife, by Deed dated April 11, 2006 and recorded April 13, 2006 in the Office of the
Recorder of Deeds of Cumberland County, Pennsylvania, in Deed Book 274, Page 5,
granted and conveyed unto Delbert L. Hawbaker and Jane M. Hawbaker, as tenants in
common, each owning an undivided one-half interest, Owner herein.
