STIPULATION AGAINST LIENS
THIS AGREEMENT made the ~ 3 day of
2006, between Strickland
Brothers Construction, LLC (Builder), of 623 Creek Road, Carlisle, umberland County,
Pennsylvania, a limited liability company organized and existing under e laws of the
Commonwealth of Pennsylvania, hereinafter referred to as Contractor, I

AND Robert E. Welch and Debbie S. Welch, husband and wlfe, of 53 Gasoline Alley,
Carlisle, Cumberland County, Pennsylvania, hereinafter referred to as ~wners.
WHEREAS, Owners are the owners of certain real estate situat in Middlesex Township,
Cumberland County, Pennsylvania, more particularly described and re orded in Cumberland
County Deed Book J-36, Page 47, known and numbered as 53 Gasol' Alley, Carlisle, PA 17013;
and !
WHEREAS, Contractor has undertaken and agreed to erect an1 construct a building on that
certain above-described lot of ground pursuant to a Building construcjion Agreement executed by

the parties dated April 25, 2006; and I
WHEREAS, Lender, in order to extend financing to Owners, ~as required that builder place
I
no liens upon the property and that such agreement shall be memorialIzed in this Stipulation
Against Liens.
NOW THEREFORE THIS AGREEMENT WITNESSETH:
That the said Contractor, for and in consideration of the sum f One ($1.00) Dollar in hand
paid to it by Owners, the receipt whereof is hereby acknowledged, an the further consideration
mentioned in the Agreement aforesaid, for itself and its subcontracto , and all parties acting

through or under it or them, covenant and agree that no mechanic's lien$ or claims shall be filed or

maintained by it or any of them against the said buildings and the lot o~ ground appurtenant thereto
for or on account of any work done or materials furnished by it or any 1f them under said contract
or otherwise, for, towards, in or about the erected and construction of tie said buildings on the lot
above described, and the said Contractor, for itself, its subcontractors and others under it hereby
expressly waives and relinquishes the right to have, file, and maintain lhly mechanic's liens or

claims against the said buildings or any of the improvements, and agre s that this instrument,
waiving the right oflien, shall be an independent covenant.
IN WITNESS WHEREOF, the parties hereto intending to be I gally bound have hereunto
set their hands and seals the day and year first above written.
