STIPULATION AGAINST LIENS
THIS AGREEMENT made the /f!J~

BERACAH BUILDERS

hereinafter referred to as Contractor,
AND
MICHAEL A. BURDICK AND SCOTT A. MILLIGAN
hereinafter referred to as Owner, whereby the former undertook and agreed to construct a
single family dwelling, in LOT #2 RIDGE ESTATES, MIDDLESEX TOWNSHIP, CUMBERLAND COUNTY,
PENNSYLVANIA, more particularly described in attached exhibit "An,
NOW THEREFORE, THIS AGREEMENT WITNESSETH: That the said Contractor, for
and in consideration of the sum of ONE Dollar to Contractor it in hand paid by Owner, the
receipt whereof is hereby acknowledged, and the further consideration mentioned in the
agreement aforesaid, for themselves and their subcontractors, and all parties acting
through or under them, covenant and agree that no mechanic's liens or claims shall be
filed or maintained by them or any of them against the said buildings and the lot of
ground appurtenant thereto for or on account of any work done or materials furnished by
them or any of them under said contract or otherwise, for, towards, in, or about the
erection and construction of the said buildings on the lot above described, and the said
Contractor, for themselves, their subcontractors and others under them hereby expressly
waive and relinquish the right to have, file, and maintain any mechanic'S liens or claims
against the said buildings or any of them, and agree that this instrument, waiving the
right of lien, shall be an independent covenant.

ALL that certain tract of land situate in MIDDLESEX TOWNSHIP, Cumberland County,
Pennsylvania, being identified as Lot 2 as shown on a plan of lots known as Ridge Estates,
recorded in the Ollice of the Recorder of Deeds in and for Cumberland County, Pennsylvania in
Plan Book 91 on page 8, and being more fully described as tollows, to wit:
BEGINNING at a point in South Middlesex Road (T-590), at a common property comer of Lot
#2 and Lot #3 of the Final Subdivision Plan tor Ridge Estates; thence through said South
Middlesex Road (T-590) and along said Lot #3, North 81 degrees 30 minutes 00 seconds East, a
distance of 450,00 feet to a point at a common property comer of Lot #2, Lot #3 and Lot #5;
thence along said Lot #5, South 08 degrees 30 minutes 00 seconds East, a distance of 200.00 feet
to a point at a common property comer of Lot #2, Lot #5 and Lot #7; thence along a portion of
said Lot #7 and Lot #1, South 81 degrees 30 minutes 00 seconds West, a distance of 450.00 feet
to a point in South Middlesex Road (T-590), at a common property comer of Lot #1 and Lot #2;
thence through said South Middlesex Road (T-590). North 08 degrees 30 minutes 00 seconds
West, a distance of 200.00 feet to a point, said point being the point of BEGINNING.
SAID LOT CONTAINING a gross area of 90,000,00 square tt:et (2.0661) acres and a net area
of 84,171.51 square feet (1.9323 acres) to the Dedicated Right-of- Way Line of South Middlesex
Road (T-590).
ALSO BEING KNOWN and numbered a~ 385 South Middlesex Road, Carlisle, Pennsylvania
17013.
BEING the same premises which lAND MARKET INCORPORATED, a Pennsylvania corporation, ~y Deed dated
November 28, 2005, and recorded December 1, 2005, in the Office of the Recorder of Deeds In and for the
County of Cumberland, Pennsylvania, in Book 272, Page 784, granted and conveyed unto MICHAEL A.
BURDICK AND SCOTT A. MilLIGAN as j/t/w/rls, Mortgagors herein.
