MUNICIPAL LIEN FOR SEWER FEES
Carlisle Suburban Authority, North Middleton Township, County of Cumberland,
Commonwealth of Pennsylvania, by its solicitor, Broujos & Gilroy, P.C., hereby files its
claim for sewer user fees against the real estate hereinafter described and sets forth its
claim as follows:
STATEMENT OF CLAIM
The name of the municipality by which this claim is filed is Carlisle Suburban Authority,
a municipal authority of the Commonwealth of Pennsylvania, located in the County of
Cumberland and organized pursuant to ordinances of North Middleton Township.
The name of the owner of the property against which this claim is filed is Robert P.
Keller of 834 Middle Road, Hammonton, NJ 08037, with the address of the subject
property at the following:
1803 Sterretts Gap Avenue
Carlisle, PA 17013
A description of the property against which this lien is filed is attached hereto and
marked Exhibit "A".

The authorities under and by virtue of which this lien is filed is the Municipal Claims and
Liens Act, 53 P.S. §7101 et seq.

This lien is claimed for assessment issued against the above described property for
accrued sewage user fees in the amount of $783.90.

Interest is claimed on the above-mentioned amount from April 2, 2002 and costs of filing
are also claimed.

between LOUANN HAIR, single woman, now or formerly of Township of
North Middleton, Cumberland County, Pennsylvania, Grantor, Party of
the First Part, and LESTER P. KELLER, single man, now or formerly
of 1419 Pheasant Drive South, Carlisle, Cumberland County,
Pennsylvania, Grantee, Party of the Second Part.
WITNESSETH that in consideration of the sum of ONE HUNDRED SIX
THOUSAND FIVE HUNDRED AND 00/100 ($106,500.00) DOLLARS, and other
good and valuable consideration, in hand paid, the receipt whereof
is hereby acknowledged, the said grantor does hereby grant and
convey to the said grantee, his heirs and assigns:
ALL THAT CERTAIN tract of land with the improvements thereon
situate in the Township of North Middleton, County of Cumberland,
Commonwealth of Pennsylvania, bounded and described as follows, to
wit:
BEGINNING at a point on the easternmost dedicated right-of-way line
of Sterretts Gap Avenue (T-§04), at the southwesternmost corner of
property now or formerly owned by Jeffrey A. and Alice M. Peet;
thence along same and along property now or formerly of Charles W.
and Jeannette M. Taylor, South Eighty-Three (83) degrees Forty-Five
(45) minutes Thirty-Seven (37) seconds East Three Hundred Seventy-
Three and Seventy Hundredths (373.70') feet to a point at the
northwesternmost corner of Lot No. i on the hereinafter mentioned
Plan of ,Lots; thence along same South Six (06) degrees Thirty (30)
minutes Zero (00) seconds West Two Hundred Twelve and Four
Hundredths (212.04') feet to a point on line of land now or
formerly of Property Development Associates; thence along same
South Eighty-Six (86) degrees Fifty-One (51) minutes Zero (00)
seconds West Three Hundred Ninety-Eight end Thirty-Seven Hundredths
(398.37') feet to a point on the easternmost line of Sterretts Gap
Avenue aforesaid; thence along same North Two (0~) degrees Forty-
One (41) minutes Twenty-One (21) seconds West Fifty and Sixteen
Hundredths (50.~6') feet to a point; thence still along same by a
curve to the right having e radius of Three Bundred Thirty-Five and
Zero Hundredths (335.00') feet; a chord bearing North Eight (08)
degrees Twenty-Three (23) minutes Forty (40) seconds East,
measuring One Hundred Twenty-Eight and Eighty Hundredths (128.80')
feet, for an arc distance of One Hundred Twenty-Nine and Sixty-One
Hundredths (129.61') feet to a point; thence still along same North
Nineteen (19) degrees Twenty-Eight (28) minutes Forty (40) seconds
East One Hundred One and Forty-Seven Hundredths (101.47') feet to
the point and place of BEGINNING.
BEING bound and designated as Lot No. 2 in the Final Subdivision
Plat of Lands of LouAnn Belt, as recorded in the Recorder's Office
of Cumberland County, Pennsylvania, in Plan Book Volume 77, Page
109. Being designated as part of Tax Parcel No. 29-17-1585-210.
BEING part of the same premises which LouAnn Hair, Executrix of the
Estate of Paul M. McClintock, deceased, by her deed dated May 16,
1997, and recorded in the Reoorder's Office of Cumberland County,
Pennsylvania, in Book 157, page 860, granted and conveyed unto
LouAnn Hair, single woman, Grantor herein.
TOGETHER with all and singular, the tenements, hereditaments
and appurtenances to the same belonging or in anywise appertaining,
end the reversion and reversions, remainder and remainders, rents,
issues, and profits thereof; AND ALSO all the estate, right, title,
interest, property, claim and demand whatsoeveer, both in law and
equity, of the said premises, and every part and parcel thereof.
TO HAVE AND TO HOLD the said premises, with all and singular.
the appurtenances, unto the said Party of the Second Part, his
heirs, personal representatives and assigns, to and for the only
proper use and behoof of the said Party of the Second Part, his
heirs, personal representatives and assigns, forever.
AND THE SAID Party of the First Part, her, heirs, personal
representatives and assigns, does by these presents, covenant,
grant and agree to and with the said Party Of the Second Part, his
heirs, personal representatives end assigns, that the said Party of
the First Part, her heirs, personal representatives and assigns,
all and singular' the hereditements and premises hereinabove
described end granted or mentioned, and intended to be so, with
appurtenances, unto the said Party of the Second Part, his heirs,
personal representatives and assigns, against the said Party of the
First Part, her heirs, personal representatives end assigns, and
against all and every other person or persons whomsoever, lawfully
claiming or to claim the same or any part thereof, shall and will,
by these presents, WARRANT AND FORE~ER DEFEND.
