For dates of death on or after , 1994 and before January 1, 1995, the tax rate imposed on the net value of transfers to or for the use of the
surviving spouse is 3% [72 P .S. 99116 (a) (1.1) (i)].
For dates of death on or after January 1, 1995, the tax rate imposed on the net value of transfers to or for the use of the surviving spouse is 0%
[72 P .S. 99116 (a) (1.1) (Ii)]. The statute does not exemDt a transfer to a surviving spouse from tax, and the statutory requirements for disclosure
of assets and filing a tax return are still applicable even if the surviving spouse is the only beneficiary.
For dates of death on or after July 1, 2000:
The tax rate imposed on the net value of transfers from a deceased child twenty-one years of age or younger at death to or for the use of a
natural parent, an adoptive parent, or a stepparent of the child is 0% [72 P.S. 99116 (a) (1.2)].
The tax rate imposed on the net value of transfers to or for the use of the decedent's lineal beneficiaries is 4.5%, except as noted in 72 P.S.

1 Real Estate - All that certain piece or parcel of land situated in Silver Spring
Township, Cumberland County, Pennsylvania, being known and numbered as 19
Locust Circle, Mechanicsburg, Pennsylvania. The property was acquired by
Herbert E. Corsnitz and Joanna M. Corsnitz, husband and wife, by Deed dated
October 18, 1965 and recorded November 4, 1965 in the Cumberland County
Recorder of Deeds Office, a copy of said Deed being attached hereto and
incorporated herein. The said Herbert E. Corsnitz died June 25, 1975 whereupon
full and complete title became vested solely in Joanna M. Corsnitz. The
above-described real estate was sold pursuant to an Agreement of Sale dated May
9, 2006, a copy of which is attached hereto and incorporated herein. Final
settlement took place on June 30, 2006. A copy of the Deed conveying said real
estate, along with a copy of the Settlement Statement, are attached hereto and
incorporated herein. The sale price of the real estate was $175,000.00.

THIS AGREEMENT is entered into this

2006, by and between PATRICIA C. YOUNG, SANDRA L. MILLER and
JAMES D. BOGAR, Co-Executors of the Estate of Joanna M. Corsnitz,
late of Mechanicsburg, Silver Spring Township, Cumberland County,
Pennsylvania, hereinafter called "SELLER",
AND
CHRISTOPHER N. YOUNG, single person, of 211 N. Market Street,
Mechanicsburg, Cumberland County, Pennsylvania, hereinafter
called "PURCHASER".
IT IS MUTUALLY AGREED AS FOLLOWS:
1. PREMISES. The Seller agrees to sell, grant and convey
to the Purchaser, and the Purchaser agrees to purchase and accept
the conveyance of the following described real estate situate In
Silver Spring Township, Cumberland County, Pennsylvania,
described as follows:
Being all that certain piece or parcel of real estate
having erected thereon a dwelling house being known and
numbered as 19 Locust Circle, Mechanicsburg,
Pennsylvania, a copy of said Deed being attached
hereto, marked Exhibit "A" and incorporated herein.

2. PURCHASE PRICE. The Purchaser agrees to pay the sum of
$175,000.00 to the Seller, as the full purchase price and
consideration for the premises, payable as follows: $1.00 on the
signing of this Agreement, receipt of which is hereby
acknowledged, said down payment to be held by James D. Bogar,
Esquire, said account to be a non-interest bearing IOLTA account;
and $174,999.00 in cash unless otherwise herein provided at
settlement of this transaction as scheduled and provided
hereinbelow.
3.
SETTLEMENT.
Final settlement of this transaction shall
be made at the Law Office of James D. Bogar, One West Main Street
Shiremanstown, Pennsylvania, or any other mutually agreed upon
location, and shall be made on or before June 23, 2006, at which
time of settlement the Seller shall tender to the Purchaser a
properly drawn and executed deed of special warranty, conveying
to the Purchaser a good and marketable title in fee simple, clear
of all liens and encumbrances, except easements or building and
use restrictions visible on the ground or of prior record, title
to be such as will be insured by a reputable title insurance
company in the central pennsylvania geographical area without
exception or reservation at regular rates.
Should Seller be
unable to deliver such title, Purchaser shall have the option of
either cancelling this Agreement of Sale for Real Estate and
receiving back any monies paid as a deposit or accepting such
title as Seller can give without offset, adjustment, or abatement
of the purchase prlce. Time is of the essence of this Agreement
of Sale for Real Estate.

4. TRANSFER TAXES AND APPORTIONMENT OF REAL ESTATE TAXES,
RENTS AND EXPENSES AND SELLER'S ASSIST.
(A) All realty transfer taxes shall be paid equally by
the Seller and Purchaser, with Purchaser paying one percent (1%)
and Seller paying one percent (1%) 0 Current real estate taxes,
utility charges and any municipal service fees or rents will be
prorated at and to the date of settlement. Seller will be
responsible for payment of all expenses normally associated with
the sale of residential real estate, said expenses including, but
not necessarily being limited to, preparation of the within
Agreement of Sale for Real Estate and the deed.
Purchaser will
be responsible for payment of all expenses normally associated
with the purchase of residential real estate, said expenses
including, but not necessarily being limited to, title search,
title examination and title insurance, mortgage application and
costs of mortgage.
(B) Seller agrees to pay up to six (6%) percent
Purchaser's settlement costs.
5. POSSESSION. Seller shall deliver possession of the said
premises to Purchaser at the time of final settlement.
6. CONDITION OF PROPERTY AND RISK OF LOSS. The Seller
agrees that the property shall remain in substantially its
present condition until date of settlement, and if it is not, the

Purchaser may rescind this contract.
Seller shall bear the risk
of loss from fire or other casualty until time of settlement.
7. DEFAULT.
Should Purchaser default in performing this
Agreement, any sum or sums paid on account of the purchase price,
by way of down-payment or otherwise, shall be retained by Seller,
as liquidated damages, whereupon this Agreement shall become null
and void.
Should Seller default in performing this Agreement,
Purchaser shall have the right of having this Agreement declared
null and void and, further, having any sum or sums paid on
account of the purchase price, by way of down-payment or
otherwise, returned in full or Purchaser.
8. CONTINGENCIES. This Agreement of Sale for Real Estate
is subject to and contingent upon the occurrence or nonoccurrence
of the following events, as the case may be:
(A) Purchaser obtaining a 2/6 Adjustable mortgage from
Wells Fargo, its successors and assigns in an amount not to
exceed $122,500,00, with the rate of interest and all other terms
and conditions being prevailing rate, terms and conditions, as
are acceptable to Purchaser, a written commitment for said
mortgage to be obtained and delivered to Seller on or before
May 24, 2006.
Purchaser shall make written application for a
mortgage within five (5) days of the date of signing of this
Agreement and, further shall provide a written copy of same to

Seller, also within the five (5) day period.
Purchaser will be
required to exercise good faith efforts in an attempt to obtain
said mortgage.
(B) Within fifteen (15) days of the date of this Agreement,
Purchaser, at Purchaser's expense, may chose to have the property
tested and certified free from termites and/or wood-boring
insects, along with any damage (cosmetic or structural) caused by
termites and/or wood-boring insects, by a licensed or otherwise
qualified professional.
If the results of the tests indicate
that treatment is required or repairs are necessary on account of
any cosmetic or structural damage, Purchaser will have the
ability to exercise anyone of the following options:
(1) Accept the property with the information stated in
the reports.
(2) Terminate this Agreement by providing written
notice to Seller.
(3) Enter into a mutually acceptable written agreement
with Seller providing for the cost of treatment and
repairing any cosmetic or structural damage and/or any
credit to Purchaser at settlement.
Purchaser shall advise Seller as to the option elected within the
above-referred to fifteen (15) day period. Seller will, within
seven (7) days of receiving the inspection reports from Purchaser
and, further, being advised by Purchaser, in writing, as to the

Purchaser's position with respect thereto, inform Purchaser in
writing of the Seller's position.
(C) Seller has no reports or records or knowledge of lead-
based paint and/or lead-based hazards in the property. Seller
warrants that the dwelling unit in question was constructed prior
to 1978. Purchaser waives the opportunity to conduct a lead-
based paint and/or lead-based paint hazards risk assessment or
inspection for the presence of lead-based paint and/or lead-based
paint hazards.
(D) within fifteen (15) days of the date of this Agreement,
Purchaser, at Purchaser's expense, may choose to have a building
inspection and/or certification completed by a licensed or
otherwise qualified professional. If the Purchaser is not
satisfied with the condition of the property as stated In any
written report, Purchaser will have the ability to exercise any
one of the following options:
(1) Accept the property with the information stated In
the reports.
(2) Terminate this Agreement by providing written
notice to Seller.
(3) Enter into a mutually acceptable written agreement
with Seller providing for any repairs or improvements
to the property and/or any credit to Purchaser at
settlement.

Purchaser shall advise Seller as to the option elected within the
above-referred to fifteen (15) day period. Seller will, within
seven (7) days of receiving the inspection reports from Purchaser
and, further, being advised by Purchaser, in writing, as to the
Purchaser's position with respect thereto, inform Purchaser in
writing of the Seller's position.
(E) Within fifteen (15) days of the date of this Agreement,
Purchaser, at Purchaser's expense, may choose to have the
property may be tested for radon gas with a certificate being
provided that the presence of radon gas is within acceptable and
allowable levels as mandated by the pennsylvania Department of
Environmental Protection and related agencies. The cost of said
inspection and certification to be paid by Purchaser.
If the
level of radon is not within the acceptable and allowable levels,
Purchaser will have the ability to exercise anyone of the
following options:
(1) Accept the property "as is".
(2) Terminate this Agreement by providing written
notice to Seller.
(3) Enter into a mutually acceptable written agreement
with Seller and Purchaser providing for any necessary
remedial action to correct any excessive radon levels
and to produce a certificate stating that the radon
levels are within levels accepted by the pennsylvania

Department of Environmental Protection and related
agencies, and/or any credit to Purchaser at settlement.
Purchaser shall advise Seller as to the option elected within the
above-referred to fifteen (15) day period.
Seller will, within
seven (7) days of receiving the inspection reports from Purchaser
and, further, being advised by Purchaser, in writing, as to the
Purchaser's position with respect thereto, inform Purchaser In
writing of the Seller's position.
(F) Seller's net proceeds will be no less than $102,475.00
from this transaction.
(8) Both patricia C. Young and Sandra L. Miller each making
an equity gift to Purchaser in the maximum amount of $37,500.00
and, further, signing the appropriate gift letters.
(H) patricia C. Young making a cash contribution to
Purchaser in an amount not to exceed $22,500.00.
(I) The property to be conveyed herein being appraised, the
appraised value being not less than $175,000.00.
(J) There are no other contingencies with respect to this
Agreement of Sale for Real Estate.

SURVEY.
If the Purchaser should determine the need for
a current survey of the premises, the cost and expense thereof
shall be borne exclusively by the Purchaser.
10. STATUS OF SEWER AND WATER. The property is served by
public sewer and public water.

11. MUNICIPAL IMPROVEMENTS. Seller has no notice of
municipal improvements including, but not being limited to,
sidewalk and curbing.
12. ZONING OR DEED RESTRICTION.
Seller warrants that the
present use of the property violates no existing zoning ordinance
or regulation or deed restrictions. Furthermore, Seller has no
notice of any proposed zoning change or change in use or
restrictions.
13.
INSPECTION/WARRANTY.
It is understood that Purchaser
has inspected the above-referred to property and is not relying
upon any representations made by Seller or by Seller's agent(s).
Seller agrees to sell and Purchaser agrees to purchase the above-
described property "as is", there being no warranties, either
expressed or implied, as to the condition of the property.
Furthermore, Purchaser expressly represents that Purchaser has
had ample opportunity to inspect the above-referred to property
and to investigate and have answered by third parties any
questions Purchaser has regarding the property and the present
condition of same and that Purchaser has not, In entering into
this Agreement of Sale for Real Estate, accepted or relied upon
any statements or representations made to Purchaser by Seller.
Purchaser acknowledges that Seller is not obligated to provide a
Seller's Property Disclosure Statement with respect to the sale
of this property. This provision shall survive settlement.

14. PERSONALTY. The following specifically enumerated items
of personalty or personal property are included in the within
sale: All items of personalty or personal property that remain on
the premises at 9 Locust Circle, Mechanicsburg, pennsylvania are
included in the within sale.
The following specifically enumerated items of personalty or
personal property are not included in the within sale: None
15. BROKERS AND AGENTS. Seller and Purchaser both represent
that they have dealt with no real estate brokers or agents in
connection with this sale and that no brokers or real estate
agent's commission is due any person on account of this sale.
Each party shall indemnify and hold harmless the other party from
the claim or demand of any broker or agent for any commission

which any such broker or agent may claim to be due him or her as

will contained, and in consideration of the sum of One Hundred
Seventy-Five Thousand Dollars ($175,000.00) to them paid by the
said party of the second part, at and before the ensealing and
delivery of these presents, the receipt whereof is hereby ac-
knowledged, have granted, bargained, sold and conveyed, and do

BEGINNING at a point on the western line of Old Route 114 as
shown on the hereinafter mentioned Plan of Lots; thence by the
western line of Old Route 114, South 29 degrees 13 minutes 47
seconds East, one hundred four and thirty one-hundredths (104.30)
feet to a point; thence by an arc or curve to the right with
radius of twenty-five (25) feet, an arc distance of thirty and
eight-tenths (30.8) feet to a point on the northern line of Shady

I, JOANNA 11. CORSNITZ, of Silver Spring Township, Cumberland C01.mty,
permsylvania, make, publish and declare this as and for my Last Will and Testament,
hereby revoking all other Wills and Codicils heretofore made by me.
FIRST: I give and bequeath my secretary desk to my daughter, SANDRA
L. STAL\!SFIJill) .
SECOND: I give and bequeath my gtIDs and pistols to my grandson,
TRACY A. STANSFIJill).
THIRD: I give and bequeath the sum of Three Thousand ($3, 000.00)
Dollars to each grandchild of mine living at the time of my death. For purposes
of this clause, my grandchildren are: ANGELA. M. WISE, TRACY A. STANSFIELD,
CHRISTOPHER N. YOUNG all.d MICHEIE L. STANSFIELD. Should any of the above named
grandchildren be under the age of twenty-one at the time of distribution to him
or her, I give, devise and bequeath the share of each such grandchild to said
grandchild's mother as Trustee, IN TRUST, said Trustee to hold same and to
aCCUlIllllate all principal and interest until said grandchild attains the age of
twenty-one (21) years.
FOURTH: I devise and bequeath all the rest, residue and ranainder of
my estate of whatever nature and wherever situate, together with any insurance
policies thereon, unto my daughters, SANDRA L. STAL\!SFIJill) and PATRICIA C. YOUNG,
or their issue, per stirpes in equal shares.
.J ' FIFTH: In addition to all powers granted to them by law and by other
~ rOVlslons of this Will, I give the fiduciaries acting hereunder the following
. ~ ;owers, applicable to all property, exercisable without court approval and effec-
, tive lUl.til actual distribution of all property:
(A) To sell at public or private sale, or to lease, for any period of
any real or personal property and to give options for sales, exchanges or
such prices and upon such tenus or conditions as are deemed proper.
(B) To partition, subdivide, or improve real estate and to enter into
concerning the partition, subdivision, improvement, zoning or manage-
of real estate and to impse or extinguish restrictions on real estate.
(C) To canpranise any claim or controversy and to abandon any propert
which is of little or no value.
(D) To invest in all founs of property, including stocks, CCllTIlon
trust [cm.ds and mortgage investment funds, without restriction to investments
authorized for Pennsylvania fiduciaries, as are deEmed proper, without regard
to any principle of diversification, risk or productivity.
(E) To exercise any option, right or privilege granted in insurance
policies or in other investments.
(F) To exercise any election or privilege given by the Federal and
other tax Iffivs, ir,cluding, but not necessarily being l:iBited to, personal incane,
gift and estate or inheritance tax lmvs.
(G) To make distributions to my herein Di.ll1Ed beneficiaries in cash
or in kind or partly in each.
SIXTH: I direct that all inheritance, estate, transfer, succession
and death taxes, of any kind whatsoever, which may be payable by reason of my
death, whether or not with respect to property passing under this Will, shall be
paid out of the principal of my residuary estate.
SEVENTH: All interests hereunder, whether principal or incane, while
undistributed and in the possession of the fiduciaries acting hereunder, even
though vested or distributable, shall not be subject to attachnent, execution or
sequestration for any debt, contract, obligation or liability of any beneficiary,
and furthennore, shall not be subject to pledge, assignment, conveyance or
anticipation.
EIGHTH: I naninate and appoint SANDRA L. STANSFIELD, PA1RICIA C.
YOUNG and JAMES D. BCGAR, or the survivor or survivoes thereof, as Co-Executors
of this, my Last Will and Testament. I hereby relieve my Co-mecutors fran the
necessity of postin gsecurity in connection with their duties as such in any
jurisdiction in VJbich they may be called upon to act insofar as I am able by law
to do so.
