WAIVER OF LIENS
WItEREAS, Brent K. Vemon and Tracey C. Vernon, of Cumberland County, Pennsylvania, entered into a
contract with Chateau Custom Home Builders, Inc., of Cumberland County, Pennsylvania, to provide materials
and perform labor necessary for completion of a residential dwelling situate upon lot of ground located:
1490 Annitage Way, Mechanicsburg, PA 17050, Hampden Township, Cumberland County,
PENNSYLVANIA, as more particularly set forth in Exhibit "A" attached hereto.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the said parties, as part of the said
contract and for the consideration therein set forth, that neither the undersigned contractor, any sub-contractor or
material man, nor any other person furnishing labor or materials to the said contractor under this contract shall
file a lien for work done or materials furnished to the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary within ten (10) days after date, in
accordance with the requirements of the Act of Assembly of Pennsylvania, in such case provided.
The General Contractor hereby agrees to waive any defects in the filing and indexing of this Lien Waiver in the
Office of the Prothonotary where it is to be filed pursuant to Section 1402 of the Mechanics Lien Law of 1963
and agrees that it will not contest the validity of this Lien Waiver based upon any such defects and hereby agrees
to this waiver of defects on behalf of any of the Subcontractors, materialmen or suppliers that may provide any
labor or materials under the General Contractors Agreement with the owner and who, but for the same, waiver,
would be entitled to assert Mechanics Liens against the owners property under the Mechanics Lien Law of 1963.
The General Contractor also hereby agrees to provide actual Notice of the Lien Waiver to all subcontractors,
materialmen and suppliers prior to providing any labor or material by them to the project and will further
provide for a written acknowledgment by each of these persons of the Lien Waiver prior to providing any labor
or materials to the project.

ALL THAT CERTAIN parcel of land located in the Township of Hampden, County of Cumberland, Commonwealth of Pennsylvania
being shown and designated as lot 1 on a plan entitled "Final Subdivision Plan - Phase I for Hampden Station", by Dawood
Engineering, Inc., plan dated November 18, 1999 and last revised April 27, 2000.
Said parcel being more fully described as follows:
BEGINNING at an iron pin found along the southern right-of-way line of Mountain View Road (T-625) at lands now or formerly of
Joseph Y. & Linda T. Seville; thence along said land and lands now or formerly of Vanessa H. Green, South twelve (12) degrees
twenty-six (26) minutes twenty-five (25) seconds West a distance of one hundred thirty-nine and eighty-three hundredths (139.83)
feet to an iron pin to be set at the dividing line of lot 2 and lot 2; thence along lot 2 North sixty-nine (69) degrees forty-eight (48)
minutes seven (07) seconds West, a distance of one hundred and fifty-six hundredths (100.56) feet to an iron pin to be set along the
eastern right-of-way line of Armitage Way; thence along Armitage Way the following two (2) courses and distances: (1) Along a
curve to the left, having a radius of two hundred twenty-five and zero hundredths (225.00) feet, a delta angle of eighteen (18) degrees
three (03) minutes four (04) seconds, an arc length of seventy and eighty-nine hundredths (70.89) feet, and a chord beating and
distance of North eleven (11) degrees ten (10) minutes twenty-two (22) seconds East, seventy and fifty-nine hundredths (70.59) feet
to an iron pin to be set; (2) along a curve to the tight, having a radius of thirty-five and zero hundredths (35.00) feet, a delta angle of
eighty-eight (88) degrees forty-one (41 ) minutes fifty-seven (57) seconds, an are length of fifty-four and eighteen hundredths (54.18)
feet, and a chord bearing and distance of North foxty-six (46) degrees twenty-nine (29) minutes forty-eight (48) seconds East, forty-
eight and ninety-three hundredths (48.93) feet to an iron pin to be set along the southern tight-of-way line of Mountain View Road
(T-625); thence along said right-of-way, South eighty-nine (89) degrees nine (09) minutes thirteen (13) seconds East, a distance of
seventy-five and thirty-four hundredths (75.34) feet to an iron pin to be set, the place of BEGINNING.
BEING the same premises which Hampden Station, a Pennsylvania General Partnership by Deed dated the 22nd day of April, 2002,
and recorded at Cumberland County in the Office of the Recorder of Deeds, in and for the County of Cumberland, on the 24th day of
April, 2002, in Record Book 251, Page 1920, granted and conveyed unto Brent K. Vernon and Tracey C. Vernon, husband and wife.
CONTAINING 0.2772 acres or 12,075 square feet more or less.
