ALL that certain lot of land with the improvements thereon erected, situate in West
Pennsboro Township, Cumberland County, Pennsylvania, known as Lot #11 on a
Subdivision Plan for Stonecrest Acres, recorded in Cumberland County Plan Book 81,
page 124, more particularly bounded and described as follows, to wit:
BEGINNING at a nail set in the centerline of Wagner Lane (T-435) on the dividing line
between Lots 9 and I0 on the hereinafter mentioned Subdivision Plan; thence by said
dividing line North 36 degrees 25 minutes 23 seconds West a distance of 463 feet to a
concrete monument; thence North 53 degrees 34 minutes 37 seconds East a distance of 200
feet to an iron pin set; thence along the dividing line of Lots 10 and 11 on said Plan, South
36 degrees 25 minutes 23 seconds East a distance of 463 feet to a nail set in the center of
Wagner Lane (T435); thence along lands now or formerly of David P. Wagner and Sally
A. Wagner, his wife, South 53 degrees 34 minutes 37 seconds West a distance of 200 feet
to the point and place of beginning.
Containing 2.00361 acres.
BEING KNOWN as Lot No. 10 on a Subdivision Plan for Stonecrest Acres, recorded as
aforesaid.
BEING part of the same premises which John Jacoby, widower, granted and conveyed
unto Walter M. Fickes and Virginia J. Fickes, his wife, by deed dated October 29, 1965,
and recorded in the Cumberland County Recorder of Deeds Office in Deed Book U,
Volume 21, page 159.
UNDER and subject, nevertheless, to easements, restrictions, reservations, conditions and
rights of way of record.
