The subject property is located at 116 East Main Street, Walnut Bottom, PA 17266.
Although the home has been previously occupied it does not have amenities necessary to
be occupied, such as a heating system or working water. Overall the home is in bad
shape. Foundation work to include relaying stone holding up foundation to ensure a solid
foundation. Heating system will need installed, Electrical system will need to be
upgraded from 60 amp service, roof repairs needed to enclose an old chimney that had
fallen down and hole never covered. Plumbing needs to be replaced due to pipes bursting
from lack of heating system. Drywall installed in many rooms to repair leaks from hole
in roof.
Based upon the current condition of the subject property the suggested value of this
property is between $35,000.00 and $45,000.00. This range was derived from the
attached comparative properties most of which have amenities that this home does not
have. The amenities have been adjusted from the prices these homes sold for to come up
with the range given above.
