STIPULATION AGAINST LIENS
THIS AGREEMENT, made the IG i~ day of /Vc"ia /1~ ,2006, by and between
J. W. Mumper Construction Inc.
hereinafter referred to as Contractor,
AND
Thomas A. Grimm and Melissa A. Grimm
hereinafter referred to as Owner,
Whereby the former undertook and a~eed to erect and construct a single family dwelling on that certain
lot of ground situate in Middlesex TOWI'l.ship Cumberland County, Pennsylvania known as Lot 13,20
Ridge Drive Carlisle, PA 17013
Being further identified as Tax Parcel No. 21-08-0573-156
NOW lHEREFORE, THIS AGREEMENT WITNESSETH: That the said Contractor, for and in
consideration of the sum of ONE DOLLAR ($1.00) to him in hand paid by Owner, the receipt whereof is
hereby acknowledged, and the further consideration mentioned in the agreement aforesaid, for
themselves and their subcontractors, and all parties acting through or under them, covenant and agree
that no mechanic's liens or claims shall be filed or maintained by them or any of them against the said
buildings and the lot of ground appurtenant thereto for or on account of any work done or materials
furnished by them or any of them under said cOl1tract or otherwise, for, towards, in. or about the erection
and construction of the said buildings on the lot above-described, and the said Contractor, for
themselves, their subcontractors and others under them, hereby expressly waive and relinquish the right
to have, file, and maintain any mechanic's liens Or claims against the said buildings or any of them,. and
agree that this instrument, waiving the right of lien, shall be an independent covenant.

ALL THA T CERTAIN tract of land situate in Middlesex Township, Cumberland
County, Pennsylvania, being identified as Lot 13 as shown on a plan ofIots known as Ridge
Estates, recorded in the Office of the Recorder of Deeds in and for Cumberland County,
Pennsylvania in Plan Book 91 at page 8, and being more fully described as follows, to wit:
BEGINNING at a point in Ridge Drive (T-571) at a common property comer of Lot
# 12 and Lot # 13 on the Final Subdivision Plan for Ridge Estat~$; thence through said
Ridge Drive (T-571), North 61 degrees 00 minutes 00 seconds East, a distance of261.07 feet
to a point at a common comer of Lot #13 and Lot #14; thence along said Lot #14, South
08 degrees 30 minutes 00 seconds East, a distance of 432.66 feet to a point at a common
property comer of Lot #12, Lot #13, and Lot #14; thence along said Lot #12 the follOwing
two (2) courses: 1) South 84 degrees 30 minutes 00 seconds West, a distance of243.67 feet
to a point; thence 2) North 08 degrees 42 minutes 29 seconds West, a distance of 328.49
feet to a point in Ridge Drive (T-571), said point being the point Of BEGINNING.
