STIPUI,ATION AGAINST LIENS
WHEREAS, ~54~[ L, ~-T'f~ , of Cumberland County, Pennsylvania, entered
into a contract with Neelu Enterprises, Inc., of Cumberland County, Pennsylvania, to provide
materials and perform labor necessary for completion of a residential dwelling situate upon lot of
ground located:
Lot 2, Graystone Manor Estates, Camp Hill, PA 17011, Hampden Township, Cumberland
County, PENNSYLVANIA, as more particularly set forth in Exhibit "A" attached hereto.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the said parties, as part
of the said contract and for the consideration therein set forth, that neither the undersigned
contractor, any sub-contractor or material man, nor any other person furnishing labor or
materials to the said contractor under this contract shall file a lien for work done or materials
furnished to the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary within ten (10)
days after date, in accordance with the requirements of the Act of Assembly of Pennsylvania, in
such case provided.
The General Contractor hereby agrees to waive any defects in the filing and indexing of this Lien
Waiver in the Office of the Prothonotary where it is to be filed pursuant to Section 1402 of the
Mechanics Lien Law of 1963 and agrees that it will not contest the Validity of this Lien Waiver
based Upon any such defects and hereby agrees to this waiver of defects on behalf of any of the
Subcontractors, materialmen or suppliers that may provide any labor or materials under thc
General Contractors Agreement with the owner and who, but for the same, waiver, would be
entitled to assert Mechanics Liens against the owners property under the Mechanics Lien Law of
1963.

ALL THAT CERTAIN piece or parcel of land bounded and described in accordance with the Final Subdivision
Plan for Graystone Manor Estates, situate in Hampden Township, Cumberland County, Pennsylvania, which Plan
was recorded on March 1 1996, ia the Office of the Recorder of Deeds of Cumberland County in Plan Book 72
Page 104 described as follows, to wit:
BEGINNING at a point on the southern dedicated right of way line of Graystone Manor Drive at the dividing line of
Lot No. 1 on the above mentioned plan of lots; thence along said Lot No. I, South eight (08) degrees forty-four (44)
minutes zero (00) seconds East, a distance of 122.62 feet to a point at land now or formerly of Michael R. and
Shirley T. Fertenbaugh; thence along same, South seventy-six (76) degrees twenty-nine (29) minutes zero (00)
seconds West, a distance of 100.59 feet to a point at the line of Lot No. 3 on the above referenced plan of lots;
thence along same, North eight (08) degrees forty-four (44) minutes zero (00) seconds West, a distance of 121.00
feet to a point; thence North thirty-six (36) degrees sixteen (16) minutes zero (00) seconds East, a distance of 17.17
feet to a point at the dedicated right of way line of Graystone Manor Drive; thence along the southern line of said
Graystone Manor Drive by a curve to the left having a radius of 175.00 feet, an ~rc length of 55.06 feet to a point;
thence continuing along the same, North seventy-seven (77) degrees three (03) minutes forty-three (43) seconds
east, a distance of 33.54 feet to a point, the point and place of BEGINNING.
BEING Lot 2 as shown on the Final Subdivision Plan for Graystone Manor Estates aforementioned and containing
12,534.94 square feet or 0.29 acre.
ALSO UNDER AND SUBJECT to all conditions, easements, declarations and restrictions of record.
BEING PART OF the same premises which Charles Andrews and Thelma Quiogue, his wife, by Deed bearing date
the 9th day of the August, 1988, and recorded in the Office of the Recorder of Deeds in and for Cumberland
County, Pennsylvania, on the 23rd day of the August, 1988, in Record Book N-33, Page 383, granted and conveyed
unto Charles McCown and Patricia A. McCown, his wife.
