EXHIBIT "A"
ALL that certain piece or parcel of land situated in the Township of South
Middleton, County of Cumberland and Coomonwcalth of Pennsylvania, more particularly
bounded and described as follows:
BEGINNING at a point on thc northern legal right-of-way line of South Pin Oak Drive
at the dividing line between Lots Nos. 53 and 54 as shown on the hereinafter men-
tioned plan of lots; thence along said dividing line between Lots Nos. 53 & 54,
North 45 degrees 20 minutes 49 aeconds East, a distance of 229.72 feet to a point
at corner common to Lots Nos. 53, 54, 80 & 79 as ahown on said plan of lots; thence
along the dividing line between Lots Nos. 53 & 79 as sho~~ on the hereinaf~er men-
tioned plan of lots, North 84 degrees 58 minutes 31 seconds East, a distance of
45.94 feet to a point on the southern side of Lot No.' 79 at the dividing line
between Lots Nos. 53 & 77 as shown on said plan of lots; thence along the line
dividing Lot No. 53 from Lots Nos. 77 & 52 as sho~~ on the hereinafter mentioned
plan of lots, South 3 degrees 15 minutes 37 seconds West, a distance of 241.28 "
feet to a point on the northern legal right-of-way line of South Pin Oak Drive;
thence along said northern legal right-of-way line of South Pin Oak Drive, the
following two courses and distances: (I) North 86 degrees 44 minutes 23 seconds
~est, a distance of 52.62 feet to a point; and (2) in a northwestwardly direction
on a curve to the right having a radius of 200 feet, an arc distance of 164.85
feet to a point on the same at the dividing line between Lots Nos. 53 & 54 as
shown on the hereinafter mentioned plan of lots, the place of BEGINNING.
BEING Lot No. 53 as shown on a certain subdivision plan of Lots entitled "Final
Plan of Phase Two for THE OAKS" as recorded in the Office of the Recorder of Deeds
in and for Cumberland County, Pennsylvania, in Plan Book 60, Page 84.
