full calendar month in advance of the date on which Tenant wishee to
terminate, which date must be the last day of a calendar month, and
by paying to Landlord, at the time the said written notice ie given,
all rent due to the termination date.

electrical. gas, cable and telephone services in Tenant's apartment,
Tenant agrees that Landlord may temporarily suspend any utility
service, in the event of accident or to permit repairs or altera-
tions. Landlord shall not be liable for failure to supply hea~, air
conditioning, hot water or other services or utilities when such
failure shall be beyond Landlord's control. .
Car. of Apartment. Tenant agrees to use due csre in th.'use of the
apartment, the appliances therein. snd all other parts of Landlord's
property, to give notice to Lsndlord of the need for repair thereof,
and to pay for all repsirs to the apartment. its contents, and to al.
other parts of Landlord's property which are necessitated by any ac~
or lack of care on the pert of Tenant, members of Tenant'. fami1y, 0'
his visitors. Landlord will make necessary repairs to the apartment
and the appliances therein within a reasonable time after Tenant
notifies Landlord of the need for repairs. Tenant will, leave stove,
refrigerator, etc., clean when vacating.

9) Damage by Fire, If the apartment is damaged by fire or other
casualty, Landlord shall repair it within a reasonable time and rent
shall continue unless the casualty renders the apartment
untenantable, in which case this lease shall terminate and Tenant,
upon payment of all rent to the date the apartmsnt is surrendered
shall not be liable for any further rent.

10) Right of Entry. Landlord or any person authorized by him ha. the
right to enter the apartment at ressonable times to inspect, make
repairs or alterations es needed, to enforce this lease, and after
proper notice is given, to show the apartment to prospective tenant~
and/or purchasers.

from Tenant to Landlord without Landlord's written consent, and thaI

the monthly rent will be paid each month, including the la.t month of
the lease term. Within thirty (30) days fbllowing termination of
this lease, Landlord shall return the security deposit. less any
deductions from it on account of amounts owed by Tenant to Landlord,
to Tenant by check payable to all persons signing this lease mailed
to a forwarding address which must be furnished by Tenant in writing

sum, to Landlord when due; shall default in any other provisione of
this lease; or shall remove or attempt to remove any of his
possessions from the premises before paying to Landlord all r.nt due
to the end of the lease term, Landlord, in addition to all other'
r.medies provided by law. may:
a) Distrain for rent. Tenant waives the benefit of all law.'or
usages exempting any property from distraint for rent, and
waives appraisement of any property distrained.
b) Terminate this lease. Tenant specifically waives the right to
the three (3) months notice and to fifteen (i5) or thirty (30)
days notice required by the Act of Assembly of APril 6, J951,
P.L. 69, and agrees that five (5) days notice of termination
for breach of lease shall be sufficient in the event that the
Landlord shall have the right to commence an Amic.bl. Action 0
Ejectment for the premises described herein, and Tenant hereby
euthorizes and empowers any attorney to slgn'.aid Amicable
Action of Ejectment on Tenant's behalf. It shall b. lawful ~
the Prothonotary of the Court in which such action i. broOght',
and he is hereby requested by the Tenant to enter said Amicabl
Action of Ejectment, and also to enter judgment for the
Landlord by confession against the Tenant, without any stay 0'
execution, for the recovery of the possession of the said
apartment, with Judgment also for all unpaid rent.
13) Rul.. .nd Regulation.. Tenant agreas that he, his family and gu..ts
will comply with the rules and regulations pertaining to occupancy (
the apartment which are attached hereto and made a part of this

14) Subordination. This lease is subject and subordinate to the li.n of
all mortgages now or at any time hereafter pleced upon any part of
Landlord's property which includes the apartment, to extensions or
renewals thereof, and to all advances now or hereafter made on the
security thereof. Tenant agrees, upon request, to execute .uch
further instruments evidencing such subordination as L.ndlord may
request, and if Tenant fails to do so, Landlord is empowered to do
in the name of Tenant.
15) Early L.... T.rmin.tion. Permission is granted the t.nant to move
out early and sever this Lease with the following provisionsl
a) At least thirty (30) days written notice to Landlord.
b) All rents current to end of month.
c) Payment in advance at time of written notice equal to two (2
months rent as liquidated damages.

Fair Housaing about my Lease and was told I was not breaking my
Leaae being he gave me a choose to either vacant or remove the
dog. The first puppy we had we aold to Willaim Mitten and Debr"
Smith..Debra came over to the apartment and aaid thier was no problem
having the dog.
Vacant the premine on February 1, 1994 recieved letter from Willi.m
Mitten for damage done to said apartment on February 7, 1994. The
