LEGAL DESCRIPTION
ALL ~RAT CERTAIN piece, parcel or lot of land situate in
Hampden Township, Cumberland county, Pennsylvania, and bounded
and described as followsr
BEGINNING at a point which is located on the WeBtern
right-of-way line of Eagles Ridge Lane (50.00 feet widel, said
point being located at the Soutl.eastern corner of Lot No. 181
then along sa id Eagles Ridge Lane South 60 degrees 55 minutes 15
seconds West/ for a distance of 80.00 feet, to a point on the arc
of a circle curving to the right having a radius of 25.00, an arc
length of 39.27 feet, to a point which is located on the Northern
right-of-way line of Westbury Drive (60.00 feet wide) I then along
said right-of-way line North 29 degrees 04 minutes 35 seconds
West/ for a distance of 85.00 feetl to a point at the
Southeastern corner of Lot No. 58 of Phase XI I I then extending
along the Eastern boundary line of said Lot No. 58, North 60
degrees 55 minutes 15 seconds East, for a distance of 105.00
feet, to a point in line of Lot No. 17; then extending partially
along Lot No. 17 and Lot No. 18 South 29 degrees 04 minutes 45
seconds East, for a distance of 110.00 feet, to a point and the
place of BEGINNING.
This piece, parcel or lot of land consists of approximately
11,415.87 square feet of land, and is known and numbered as Lot
No. 19 on the Final Subdivision Plan for Westbury - Phase 1, which
is recorded in Cumberland County in Plan Book 66, Page 32.

(a) Any and all easements, licenses, exceptions, reservations,
covenants, agreements, conveyances and restrictions which affect
the premises and are visible by inspection of the premises.
(b) Any and all easements, licensesl exceptions, reservationB,
