"EXHIBIT A"
ALL THAT CERTAIN tract of land situate in Hampden Township,
Cumberland County, Pennsylvania, being Lot No. 624 as shown on a
plan entitled Phase III-A, Final Subdivision Plan of Kingswood,
dated May 1988, particularly bounded and described as follows, to
wit:
BEGINNING at a point on the southerly sideline of Leyland Drive,
a fifty foot (50') public right-of-way, at the dividing line
between Lot No. 335 and Lot No. 624 as shown on the aforesaid
plan; thence by Lot No. 623 as shown on said plan South sixteen
(16) degrees fourteen (14) minutes twenty-seven (27) seconds
West, a distance of one hundred twelve and ninety-three one
hundredths feet (112.93') to a point; thence by lands now or
formerly of pamay Development Co., Inc., North seventy-nine (79)
degrees fifteen (15) minutes fifteen (15) seconds West, a
distance of one hundred twenty and ninety-one one hundredtho feet
(120.91') feet to a point on the Easterly sideline of Lanshire
Way, a fifty foot (50') public right-of-way; thence by Lanshire
Way by the arc of a curve to the right having a radius of four
hundred seventy-five feet (475'), an arc length of sixty-six and
eighty-six one hundredths feet (66.86') to a point; thence by
the same North eighteen (18) degrees forty-eight (48) minutes
thirty-nine (39) seconds East, a distance of thirty-eight and
fourteen one hundredths feet (38.14') to a point; thence by the
same and Leyland Drive, by the arc of a curve to the right having
a radius of twenty-five (25) feet, an arc length of thirty-nine
and twenty-seven one hundredths feet (39.27') to a point; thence
by Leyland Drive South seventy-one (71) degrees eleven (11)
minutes twenty-one (21) seconds East, a distance of ninety-four
and thirty-five one hundr~dths feet (94.35') to a point, the
place of BEGINNING.
CONTAINING 14,607.15 square feet, more or less, and being known
and numbered as 3821 Leyland Drive.
UNDER AND SUBJECT, NEVERTHELESS, to Declaration of Covenants,
Easements, Restrictions, Equitable Servitudes, Charges and Liens
dated November 9, 1988 and recorded November la, 1988 in
Cumberland County Miscellaneous Book 356, Page 1095, as adopted
by Amendment dated November 22, 1988 and recorded Novew.ber 23,
1988 in Cumberland County, Miscellaneous Book 357, Page 667.
ALSO, under and subject, to a 15 foot storm sewer easement on
this lot and along the eastern property line abutting lot 623.
