fail or refuse to pay any damages, additional rent or charges after the date when such payment
shall have been due, Guarantor hereby empowers the Holder of the Note, any Prothonotary, Clerk
of Court or Attorney of any Court of Record within the United States or elsewhere to appear for
Guarantor in any and all actions which may be brought for any rental, damages, additional rental,
charges together with Fifteen (15%) percent added as reasonable Att?rney's fees, plus costs of
suit and interest. The authority granted by Guarantor to confess JUdgment shall not be exhausted
by one exercise thereof, but the power granted herein may be exercised in any subsequent action
against Guarantor. The authority to confess judgment shall continue through the original term of
the Lease and for any renewals, and following termination of the Lease, for any period during
which the Tenant has possession of the leased premises or continues to owe Lessor any sums under
the Lease or otherwise. .
