COMPLAINT
AND NOW, comes the PNC Bank, National Association, successor
by merger to CCNB Bank, N.A., by and through its attorneys Saidis,
Guido, Shuff & Masland, and respectfully avers the following:
1. Plaintiff is PNC Bank, National Association, successor by
merger to CCNB Bank, N.A. ("PNC") a national banking association
authorized and existing under the banking laws of the United States
of America with a principal office at 4242 Carlisle Pike, Camp
Hill, Pennsylvania 17011.
2. Defendants are Bishara J. Srouji and Fanny B. Srouji,
adult individuals residing at 5223 East Trindle Road,
Mechanicsburg, Cumberland County, Pennsylvania 17055.
3. The Plaintiff brings this action to foreclose on a
Mortgage dated April 8, 1987, by and between the Plaintiff and
Defendants, in the principal amount of Two Hundred Fifteen Thousand
and 00/100 Dollars ($215,000.00); a copy of said Mortgage is
attached hereto, made a part hereof and marked as Exhibit "An.
4. Pursuant to the Mortgage, the Plaintiff advanced to the
Defendants the sum of Two Hundred Fifteen Thousand and 00/100
Dollars ($215,000.00).
5. Said Mortgage secures and is a lien upon that certain

tract of land situate in Hampden Township, Cumberland County,
Pennsylvania, known and numbered as 5223-5225 East Trindle Road,
Mechanicsburg, Pennsylvania; a copy of the legal description is
attached to Exhibit "A".
6. The Defendants defaulted under the terms of said Mortgage
by failing to make the required monthly installment of $2,110.55
for the month of February of 1992, and subsequent monthly
inatallments.
7. The Plaintiff has given written Notice of Intention to
Foreclose and complied with the provisions of Act 6, 41 P.S. S403,
dated April 20, 1992. The Act 6 letter is attached hereto, made a
part hereof and marked as Exhibit "B".
8. The Plaintiff has given written Notice of Default and
complied with the Homeowners' Emergency Assistance Act of 1983,
dated April 20, 1992. The Notice of Default is attached hereto,
made a part hereof and marked as Exhibit "CO.
9. To the best knowledge, information and belief of
Plaintiff, the Defendants have not availed themselves to the
protection of Act 91.
10. The following amounts are due under said Mortgage:
