COMPLAINT
1. The Plaintiff is HARRIS SAVINGS BANI<, which formerly was
Harris Savings Association and formerly thereto The Harris Savings
Association, a corporation organized and existing under the laws
of the State of Pennsylvania and having its principal place of
business at Second and Pine Streets, Harrisburg, Pennsylvania,
17101.
2. The Defendant is JEFF P. SEALOVER, an adult individual,
residing at 922 Bonny Lane, Mechanicsburg, Pennsylvania, 17055.
3. Defendant, on Apri 1 23, 1986, entered into a mortgage
loan indenture with Harris Savings Association, now HARRIS SAVINGS
BANK, in the principal amount of SEVEN'l'Y-FIVE THOUSAND DOLLARS and
00/100 ($75,000.00), the terms of which loan are more specifically
evidenced and set forth in the mortgage indenture dated April 23,
1986, and recorded on April 24, 1986, in the Cumberland County
Recorder's Office in Mortgage Dook 810, Page 974, a copy of which
is attached hereto, marked Exhibit "A", and made a part hereof by
reference, which mortgage contains and is a lien upon the property
situate at 922 Donny Lane, ~lechanicsburg, Lower Allen Township,
Cumberland County, Pennsylvania, 17055, being improved upon with
a dwelling.
4. Said loan wall further evidenced and secured by a note
which accompanied said mortgage doted April 23, 1986, a copy of
which is attached hereto, marked I';xhihit "e", and made a part
hereof by reference.
5. Harris Savings Association, now Harrill Savings Bank, in
consideration of the said mortgage and accompanying note, advanced
to Jeff D. Sealover the sum of SlNf:N'I"l'-FIVE '1'HOUSAND DOLLARS and
OO/lOO ($75,000.00).
G. The premises subject to
specifically set forth in Exhibit "A",
part hereof by reference.
7. Jeff D. Sealover is the sole owner of the said premises
contained in said mortgage.
8. Said mortgage and note have not been assigned in whole
or in part by the Plaintiff herein.
9. Jeff D. Scalover is the record owner in fee simple of
said premises by virtue of a Deed dated July 3, 1985 and recorded
in the Cumberland County Recorder's Office in Deed Book 31-J, Page
143.
said mortgage is more
attached hereto and made a
lO. No judgment has previous ly been entered on said mortgage
or note in any jurisdiction, and said instruments are less than
twenty (20) years old.
11. The said mortgage is in default because Defendant herein
has failed to pay the monthly payment of $742.00 that was due and
owing for each of the months of May, June, July, and August, 1994.
l2. T~e Plaintiff has given to the Defendant written notice
of intention to foreclose on said mortgage as required by law under
Act 6, dated July 8, 1994, a copy of which is marked Exhibit "C",
and attached hereto and made a part hereof by reference.
13. The Plaintiff has given written notice of default as
required by the Homeo~ner's Emergency Assistance Act of 1983, dated
July 8, 1994, a copy of which is marked Exhihit "U", and attached
hereto and made a part hereof by reference.
14. 'l'he entire principal amount of SEVEN'l'Y-FIVE 'l'HOUSAND
DOLLARS and OO/lOO ($75,000.00) has become due and payable,
together with interest at the current rate of 6.5% per annum,
reasonable legal fees for collection of said sum in accordance with
the terms of said mortgage less such sums as have been paid on
~ccount of principal of the said mortgage and costs.
15. The Plaintiff believes and therefore avers that
reasonable legal fees for collection is $3,164.00.
16. The Defendant is liable to the Plaintiff for interest at
the current rate of 6.5% per annum until paid, late charges,
property taxes and expenses as provided in and collectible under
the mortgage documents that will accrue until distribution by the
Sheriff of Cumberland County, Pennsylvania, to be computed at the
time of judgment in these proceedings in addition to the current
loan balance.
17. The Defendant is liable to the Plaintiff for $479.36
heing the amount of insufficient funds in the escrow account for
the payment of 1994 School 'l'axes on the premises, paid by the
Plaintiff.

The MORTGAGE held by the Harris Savings Bank (hereafter we, us, or ours) on your
property located at 922 Bonny Lane. Mechanicsburg, PA 17055. IS [N SERIOUS DEFAULT
because you have not made payments of $742.00 for the months of May, June and July. 1994,
plus late charges (and other charges) have also accrued to this date in the amount of $92,51,
The total amount now required to cure this default. or in other words. get caught up in your
payments, as of the date of this letter is $2,3[8,51.
You may cure this default within THIRTY (30) DA YS of the date of this letter by paying
to us the above amount of $2,318.51, plus any additional monthly payments and late charges
which may fal[ due during this period. Such payment must be made either in CASH.
CASHIER'S CHECK, CERTIFIED CHECK OR MONEY ORDER and made at any of our
offices,
If you do not cure lhe default within TH[RTY (30) DAYS, we intend to exercise our
right to accelerate the mortgage payments, This means that whatever is owing on the original
amount borrowed will be considered due immediately and you may lose the chance to payoff
