STIPULATION AGAINST LIENS
WHEREAS S. Jean Jehu entered into a contract with
S & A Custom Built Homes and
to provide materials and/or to perform labor necessary for the construction
and erection or the alteration and repair of (a) building(s) upon those
certain pieces or parcels of land situated in Cooke Township,
Cumberland County, Pennsylvania, being more particularly bounded and
described as follows:
See attached legal description.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the
said parties, as part of the said contract and for the consideration
thereir. set forth, that neither the undersigned contractor, any sub-
contractor or materialman, nor any other person furnishing labor or
materials to the said contractor under this contract shall file a lien,
commonly called a mechanic's lien, for work done or materials furnished to
the said building or any part thereof.
This stipulation is made and intended to be filed with the County
Prothonotary within ten (10) days after date, in accordance with the
requirements of Act of Assembly of Pennsylvania, in such case provided.
IN WITNESS WHEREOF, the said parties hereto have hereunto set their
hand and seals this day of September; 19 94.

ALL that certain tract ofland situate with improvements in Cooke Township, Cumberland
County, Pennsylvania, bounded and described in accordance with Final Subdivision Plan of
Pinebrook prepared by William B. Whiltock, Registered Professional Engineer. dated October 19,
1977, consisting of two pages, a copy of which is recorded in the hereinafter named Recorder's
Office in Plan Book 42, Page 146 and incorporated herein by reference, as follows:
IJEGINNIN(,' at a point on the northern dedicated right.of.way line of Pennsylvania
Route No 233 known as Pine Grove Road, which point at the Place of BEGrNNING is in a
dividing line between Lot Nos. land 2; thence from said point at the Place of BEGrNNlNG along
the northern dedicated right-ot~way line of Pennsylvania Route No. 233 known as Pine Grove
Road in a northwesterly direction the following two (2) courses and distances (I) 155.07 feet;
and (2) 47,32 feet to a point in a dividing line between Lot Nos. 2 and 3; thence by said dividing
line between said Lot Nos. 2 and 3, North 65 degrees 47 minutes 41 seconds East (erroneously
stated as South 65 degrees 47 minutes 41 seconds West on pr.or deed), a distance of 28372 feet
to a proposed concrete monument at corner common to Lot Nos. 2, 3 and 4; thence along the
dividing line between Lot Nos 2 and 5, South 62 degrees 59 minutes 20 seconds East
(erroneously stated as North 62 degrees 59 minutes 20 seconds West on prior deed), a distance of
200 feet to a point at the dividing line between Lot Nos. 1 and 2; thence along said dividing line
between said Lot Nos. I and 2, South 65 degrees 57 minutes 41 seconds West, a distance of
280.06 feet to a point on the northern dedicated right-of-way line of Pennsylvania Route No. 233,
known as Pine Grove Road at the Place of BEGINNING
. TH~ ABOVE described tract of land contains a net area of 1.001 acres exclusive of the
dedicated nght-of.way of Pine Grove Road, and is all of Lot No. 2 as shown on said Final
Subdivision Plan of Pinebrook recorded as aforesaid.
INCLUDED. in this conveyance is all of the land of the Grantor lying between the
northern dedicated right-of-way line of Pennsylvania ROLlte 233 known as Pine Grove Road and
the ongmal centerhM of said 33 feet wide Pine Grove Road, as shown on said Final Subdivision
Plan of PlOebrook recorded as aforesaid. which land constitutes a portion of the dedicated right-
of-way of S8.1d Pennsylvarua Route 233 known as Pine Grove Road.
