ALL THAT CERTAIN tract of land with improvements thereon erected along Ritter
Road in lower Allen Township, Cumberland County, Pennsylvania. shown as lot B-4A
on a Subdivision Plan prepared by J. Michael Brill & Associates, Inc. as recorded in Plan
Book 67, Page 132, more fully described as follows:
BEGINNING at a point on the western right-of-way line of "Ritter Road" (a 60 foot
right-of-way), said point being located and referenced in a northwesterly direction from
the centerline intersection of "Louise Drive" and "Ritter Road" the following two (2)
courses and distances:
1) From said intersection along the centerline of "Ritter Road" North 38 degrees
09 minutes 37 seconds West a distance of 645.96 feet to a point;
2) Thence perpendicular to the centerline South 51 degrees 50 minutes 23
seconds West a distance of 30.00 feet to a point on the western right-of-way line of
"Ritter Road" to the point of beginning;
Thence from said point of beginning, along lands of lot B-4B, South 51 degrees 50
minutes 23 seconds West a distance of 791.74 feet to a point; thence along lands of Lot
B-2, North 40 degrees 42 minutes 20 seconds West, a distance of 310.31 feet to a point;
thence along the southern right-of-way line of "Ritter Road" North 51 degrees 50 minutes
23 seconds East, a distance of 585.52 feet to a point; thence along the same along an arc
of a curve, curving to the right, having a radius of 220.00 feet and an arc length of
345.58 feet to a point; thence along the western right-of-way line of "Ritter Road" South
38 degrees 09 minutes 37 seconds East a distance of 90.00 feet to the point of
6EGINNING.
SAID TRACT contains 237,188 square feet or 5.445 acres.
SUBJECT TO an existing 30 foot drainage easement to the north and south of the
herein described lot.
BEING the same premises which Lancaster Development Company, a
Pennsylvania limited partnership by Deed dated April 15, 1994, and recorded in
Cumberland County, in Deed Book 104 page 125 conveyed unto High Hotels, Ltd, a
Pennsylvania corporation.
