Amber Jones, by and through her attorneys, RICCI & TANEFF, brings this Complaint and requests judgment against Defendants, Peter O'Neill and Alice O'Neill, for reasons stated as follows: 1. Plaintiff is P. Amber Jones, an adult individual residing at 510 Haldeman Avenue, New Cumberland, Cumberland County, Pennsylvania, 17070. 2. Defendants are Peter O'Neill and Alice O'Neill, adult individuals residing at 412 Evergreen Road, New Cumberland, Cumberland County, Pennsylvania, 17070. 3. Defendants are the Landlords and Owners of the premises known and located at 706 Carol street, New Cumberland, Cumberland County, Pennsylvania, 17070. 4. On or about April 23, 1980, Plaintiff entered into a Lease agreement with Defendants, to rent the single family residence located at 706 Carol street, New Cumberland, Cumberland County, Pennsylvania, 17070. See Exhibit "A". Page -1- f') r"\ 10. On or about June 3, 1994, Plaintiff, by correspondence transmitted by her attorney, paid the rent for June. See Exhibit "D". 11. On June 13, 1994, Honorable Charles A. Clement, Jr., entered monetary judgment for the Defendants in the amount of $35.00 (See attached Exhibit "E", Notice of Judgment) . 12. On or about June 20, 1994, plaintiff, informed Defendants that she was having settlement on her new residence on June 29, 1994 and that the leased premises would be vacated on June 30, 1994; Plaintiff further requested the Defendants to inspect the premisQs on June 30, 1994. 13. On June 30, 1994, Plaintiff cleaned, sprayed for any insects, had the carpets professionally cleaned in the subject premises. 14. On June 30, 1994, Defendants did not come to the premises to inspect, Plaintiff left her forwarding address and keys to the premises in the kitchen and surrendered the premises. 15. As a result of Defendant's conduct and actions as defined hereinbelow in Counts I, II and III, Plaintiff Page -3- /""'\ ~ 27. Plaintirr has incurred riling rees before District Justice Charles A. Clement, Jr., (Docket No. CV-0000351-94); filing and Service fees relative to this action; and attorney fees.
