5. It is the desire and intention of the parties to settle
this matter without the necessity of further litigation.
WHEREFORE, for and in consideration of the covenants
contained herein, the parties agree as follows:
A. All rent paid by Defendant into the Prothonotary's
escrow account, in the amount of FIVE HUNDRED TWENTY DOLLARS
($520.00), shall immediately be released to Plaintiff.
B. A judgment shall be entered in favor of Plaintiff and
against Defendant in the amount of TWO THOUSAND ONE HUNDRED SIX
DOLLARS AND FIFTY CENTS ($2,106.50), which constitutes all rent
and court costs owed by Defendant through and inclUding May 1995.
However, Plaintiff shall not execute upon this judgment until
after May 31, 1995.
C. Plaintiff shall receive a jUdgment for possession of the
mobile home lot occupied by Defendant (Salem Acres Mobile Home
Park, Lot 508, 6280 Carlisle Pike. Mechanicsburg. Pennsylvania),
which jUdgment Plaintiff shall nut enforce or execute upon until
after May 31, 1995. However, in the event Defendant pays
Plaintiff the amount of the monetary judgment ($2,106.50) on or
before May 31. 1995, the jUdgment for possession will be void and
Defendant will be permitted to remain in the park.
D. Except as provided herein, this Stipulation shall
constitute a full and complete settlement and release of any and
all claims arising from Defendant's tenancy at the leased
premises, which rlaintiff and Defendant have or may have against
