THIS AGREEMENT made the }..~day of February, 1995, by and between HOMES BY
KEYSTONE, INC., hereinafter referred to as Contractor, and JASON M. ROBB and RUSTY D.
ROBB, husband and wife, hereinafter referred to as Owner, whereby the former undertakes and
agrees to erect and construct a singie family dwelling on:
ALL THAT CERTAIN tract of land situate in Lower Frankford Township, Cumberland
County, Pennsylvania, bounded and described according to a Final Subdivision Plan prepared for
Bommer and Geesaman, a Pennsylvania General Partnership by Stanley Jarmolenko, Registered
Land Surveyor, with said Subdivision Plan being dated January 18,1991, and being recorded In the
Office of the Recorder of Deeds in and for Cumberland County, in Plan Book 62, Page 81, with said
legal description for Lot No.6, set forth In the aforesaid Subdivision Plan as follows:
BEGINNING at a point in the center of a 36" maple tree, which is located at the
Southwest corner of the hereinafter described tract of ground; thence along lands now or formerly
of Jonathan Powers and lands now or formerly of Greg Darr, North 33 degrees 32 minutes 01
seconds West, 311.54 feet to a point; thence North 35 degrees 32 minutes 01 seconds East 685.00
feet; thence along a portion of the Southern boundary of Lot No.7, on the hereinafter mentioned
Subdivision Plan, South 65 degrees 13 minutes 05 seconds East 25.00 feet to a point, with said
point being located In a 50 foot private right-of-way; thence In said 50 foot private right-of-way,
South 24 degrees 46 minutes 55 seconds West 146.00 feet to a point; thence continuing by a curve
to the left with a radius of 225 feet, an arc distance of 263.65 to a point; thence continuing In said
right-of-way, South 42 degrees 21 minutes 29 seconds East 172.45 feet to a point; thence
continuing by a curve to the right with a radius of 400 feet and an arc distance of 183.94 feet;
thence continuing in said 50 foot private right-of-way, South 16 degrees 00 minutes 35 seconds
. 400.26 to a point; thence South 70 degrees 20 minutes 11 seconds West 25.05 to a point; thence
continuing along lands now or formerly of William Duncan, North 85 degrees 32 minutes 52 seconds
West 159.50 feet to an iron pin; thence along a portion of lands now or formerly of Foster Nelson,
North 08 degrees 12 minutes 08 seconds East 65.26 feet to an iron pin; thence continuing along
lands now or formerly of Foster Nelson, North 79 degrees 30 minutes 00 seconds West 742.50 feet
to the point and Place of BEGINNING.
BEING designated as Lot No.6 on the aforementioned Subdivision Plan prepared for
Carl E. Geesaman and Robert H. Bommer, Jr.
BEING part of the same property which Robert H. Bommer, Jr. and Carl E. Geesaman,
a Pennsylvania General Partnership, by their Deed dated June 15, 1992, and recorded In the Office
of the Recorder of Deeds In and for Cumberland County, In Deed Book "T", Volume 35, Page 793,
granted and conveyed unto Bommer and Geesaman, a Pennsylvania General Partnership,
consisting of Robert H. Bommer, Jr., Carl E. Geesaman, Catherine M. Bommer and Christine F.
Geesaman.
