NOW THEREFORE. THIS AGREEMENT WITNESSETH: That the said Col

ALL the following tract of land lying, being, and situated in Lower Mifflin Township, Cumberland
County, Pennsylvania, bounded and limited as follows, to wit:
BEGINNING at a point at a common property comer of Lot #20 and Lot #21 as shown on the
Preliminary/Final Subdivision Plan of Scenic View; thence from said point of beginning along said
Lot #21 and a portion of Lot #22 South 26 degrees 29 minutes 05 seconds East, a distance of 434.35
feet to a point at a common property comer of Lot #20, Lot #22 and Lot #25; thence along Lot #95
the following three (3) courses: -
I. South 63 degrees 30 minutes 55 seconds West, a distance of 75.43 feet to a point;
thence
2. South 09 degrees 17 minutes 22 seconds West, a distance of 178.87 feet to a point;
thence
3. South 39 degrees 30 minutes 35 seconds West, a distance of 152.08 feet to a point
at a common property comer of Lot #19, Lot #20 and Lot #25; thence along a portion of Lot #19
North 47 degrees 10 minutes 06 seconds West, a distance of 491.47 feet to a point on the southern
side of a 50' private access easement for Lots #18, #19 and #20; thence along said private access
easement the following two (2) courses:
North 42 degrees 56 minutes 06 seconds East, a distance of 518.30 feet to a point;
thence
North 68 degrees 31 minutes 27 seconds East, a distance of 7.32 feet to a point,
said point being the place of beginning.
BEING identified as Lot #20 as shown on a plan of lots prepared for Realand, Inc. by Hoover
Engineering Services, Inc., dated March 30, 2000 and recorded July 25, 2000 in the office of the
Recorder of Deeds in and for Cumberland County, Pennsylvania in Plan Book 81 at Page 93.
BEING the same premises which Realand, Inc., by its deed dated June 21, 2002
and to be recorded herewith, granted and conveyed unto Brian K. Sheriff and
Jennifer A. Sheriff, his wife.
