LEGAL DESCRIPTION
ALL THAT CERTAIN tract or parcel of land situate in Silver
Spring TownShip, Cumberland COllnty, Pennsylvania, more particularly
bounded and described in accordance with the Final Plan for the
Teal Road Subdivision, dated March 26, 1987, last revised May
21, 1987, prepared by Stephen G. Fisher, Professional Land Surveyor,
more particularly bounded and described as follows, to wit:
BEGINNING at an iron pin on the southern right-of-way line
of Village Road (T-582) at the dividing line between Lot 9 and
Lot 10 on the hereinabove mentioned subdivision plan; thence along
the southern right-of-way line of Village Road South thirty-eight
degrees fifty-eight minutes forty seconds East (S 38 degrees 58'
40" El a distance of 26.05 feet to an iron pin; thence continuing
along the same on an arc to the left having a radius of 190.00
feet, an arc length of 77,90 feet to an iron pin along lands now
or formerly of Richard Gettling; thence along lands now or formerly
of Richard Gettling South sixteen degrees forty-nine minutes twenty
seconds West (S 16 degrees 49' 20" W) a distance of 285,03 feet
to an iron pin at the dividing line between Lot 11 and Lot 10;
thence along the dividing line between Lot 11 and Lot 10 North
thirty-eight degrees fifty-eight minutes forty seconds West (N
38 degrees 58' 40" Wl a distance of 261.99 feet to an iron pin
at the divid~ng line between Lot 9 and Lot 10; thence along the
dividing line between Lot 9 and Lot 10 North fifty-one degrees
one minute twenty seconds East (N 51 degrees 01' 20" E) a distance
of 220.00 feet to an iron pin on the southern right-of-way line
of Village Road, the point and place of BEGINNING.
BEING Lot-10 on the Final Plan for The Teal Road Subdivision
as recorded in the Office of the Recorder of Deeds in and for
Cumberland County in Plan Book 55 at Page 31,
UNDER AND SUBJECT to existing building restrictions, ordinances,
easements of roads, privileges or rights of public service
companies, if any; or easements or restrictions visible upon the
ground.
BEING THE SAME PREMISES whi.ch Teal Road Associates, a
Pennsylvania general partnership, consisting of Teal Road, Inc.,
a Pennsylvania corporation and Homestead Service Corporation, a
Pennsylvania corporation, by Deed dated February 17, 1995 and
recorded March 31, 1995 in the Recorder of Deeds Office in and
for Cumberland County, Pennsylvania, in Deed Book 120, page 383,
granted and conveyed unto Duayne J, Orner and Elizabeth J, Orner,
husband and wife.
