Plaintiff, Kingsbury Assooiates, acquired an immediate right to po....lion of the premises by virtue of the Auguet 10, 1992 deed a. referrad to in Paragraph No. 3 hereinabove, being recorded in the Cuab.rland County Recorder of Deeds office in Deed Book "W", Volume 35, Page 609. 5. Defendant., Riohard Gotshall and hi. wife, Patricia Gotehall, currently reeide in a mobile home looated on Lot No.2, Kingsbury Mobile 2 Hoae Park, said lot being situated on Plaintiff I s real property as d.scrib.d in Exhibit "A". 6. Defendants, Richard Gotshall and his wife, Patricia Gotshall, are curr.ntly the equitable and/or legal owner of the mobile home locat.d on Lot No.2, Kingsbury Mobile Home Park, said lot being situated on Plaintiff's real property as described in Exhibit "A". 7. Defendants were provided with a written lease agreement, park rules and regulations by Plaintiff as more particularly described in Exhibit "8". COUNT I. .VICTIOM 8. Paragraphs 1 - 7 are hereby incorporated by reference. 9. On or about May 3, 1995, Plaintiff sent Defendants a l.tter by c.rtifi.d aail advising Defendant of violations of Park Rules No. 13 and 33 which involved improper skirting and unsatisfactory maintenance of sew.r and sanitary lines, respectively, and further advising Defendant. that eviction proceedings would be initiated in the event the of a second violation within sixty (60) days. 10. On or abcut December 7, 1994, Plaintiff sent Defendants a letter by c.rtified mail advising Defendants that Plaintiff was requiring that T-Lock vinyl or similar type skirting and rails would be required. 3 11. Defendant. accepted service of the Hay 3, 1995 certified l.tter on or about Hay 4, 1995 a. indicated by the attached r.turn r.c.ipt. 1:1. Defendant have continuously refused to install the propsr .kirting a. requested in the eviction notice letter dated Hay 3, 1995 and attached hereto as Exhibit "C". 13. Defsndants were prsviou.ly advised of violation of Park Rule. No. 13 concerning ths required type of skirting on the mobile ho.e. 14. A. a re.ul t of the failure of Defendants to in.tall the appropriate type of .kirting, plaintiff. are entitled to a judgasnt in th.ir favor r.quiring that Defendants be evioted from Lot a of the King.bury Mobile Ho.. Park in accordanoe with the Hobile Hom. Park Right. loot, 68 P.S. 1398.1 et ..q.
