ALL THAT CERTAIN tract or parcel of land being situate in Hampden
Township, Cumberland County, Pennsylvania, more particularly
bounded and described as follows, to wit:
BEGINNING at a point on the Northern right of way of Signal Hill
Drive; said point also being the Southeast corner of Lot #17;
thence along the Eastern line of Lot #17 North 14 degrees 01
seconds West a distance of 300.04 feet to a point on the line of
lands now or formerly of Margaret A. Cawley; thence continuing
along said line North 31 degrees 11 minutes 20 seconds East a
distance of 33.64 feet to a concrete monument; thence along said
line North 19 degrees 58 minutes 40 seconds West a distance of
178.20 feet to a concrete monument; said monument also being on
the line of lands now or formerly of pinehurst subdivision;
thence continuin~ along said line South 87 degrees 38 minutes 40
seconds East a d~stance of 142.48 feet to a point; thence along a
line South 14 degrees 14 minutes 01 seconds East a distance of
517.21 feet to a point on the Northern right of way of Signal
Hill Drive; thence continuing along said right of way along a
curve to the right having a radius of 10.00 and an arc length of
13.86 feet to a point; thence continuing along said right of way
along a curve to the left having a radius of 180.00 feet and an
arc length of 145.25 feet to a point, the Place of BEGINNING.
CONTAINING 68,714.23 square feet of land and being Lot #18 on
Plan of Signal Hill Residential Development, Phase One, prepared
by Melham Associates, PC, and recorded in the Office of the
Recorder of Deeds in and for Cumberland County in Plan Book 69,
page 77.
UNDER AND SUBJECT to a certain Declaration of Covenants and
Restrictions dated February 16, 1995 and recorded in the Office
of the Recorder of Deeds in and for Cumberland County in Misc.
Book 491, page 1149.
