Laughlin, of the Borough of Mount Holly Springs, Cumberland County, Pennsylvania, declare this to be my Last Will and Testament and revoke all Wills and Codicils previously made by me. ITEM I: I direct that my legally enforceable debts and funeral expenses, together with the expenses of the administration of my estate, including any state, federal or other death taxes payable because of my death, shall be paid from my residuary estate as soon as practicable after my decease, as a part of the expense of the administration of my estate. Clippinger, provided she shall survive me by thirty (30) days. If, at the date of my death, I no longer own my real property and home at 422 Chestnut Street, Mount Holly Springs, Cumberland County, Pennsylvania, I bequeath the sum of $75,000 unto my niece, Linda A. Clippinger, provided she shall survive me by thirty (30) days. ITEM V: I devise and bequeath the rest, residue and remainder of my Estate of every nature and wherever situate as follows: A. One-third thereof unto my niece, Linda A. Clippinger, provided, however, that should my said niece predecease me or die on or before the thirtieth day following my death, this share shall be distributed to her issue, per stirpes, living on the thirty-first day following my death. B. One-third thereof unto my niece, Joan E. Clippinger, cease to act or fail to qualify as Executrix, I appoint my niece, Joan E. Capehart, Executrix of this my last Will and Testament.
