1. Plaintiff, THE PRUDENTIAL HOME MORTGAGE COMPANY, INC., is a
corporation organized under the laws of the State of New Jersey with
an office at 3200 Robbins Road, Springfield, Illinois 62794.
2. Defendants, WILLIAM R. VILLARONGA and ROBIN VILLARONGA, are
adult individuals whose last known address is 4829 CHARLES ROAD,
MECHANICSBURG, PENNSYLVANIA 17055.
3. On or about November 27, 1991, the said Defendants executed and
delivered a Mortgage Note in the sum of $95,750.00 payable to GMAC
Mortgage Corporation of PA, which Note is attached hereto and marked
Exhibit "A".
4. Contemporaneously with and at the time of the execution of the
aforesaid Mortgage Note, in order to secure payment of the same,
Defendants made, executed and delivered to original Mortgagee, a
certain real estate Mortgage which is recorded in the Recorder of
Deeds Office of the within County and Commonwealth in Mortgage Book
1037, Pg. 872, conveying to original Mortgagee the subject premises.
The mortgage was subsequently assigned to The Prudential Home
Mortgage Company, Inc., as recorded in the within County in Volume
412, pg. 25 on February 14, 1992. The Mortgage and Assignments are
incorporated herein by reference.
5. The land subject to the Mortgage is: 4829 Charles Road,
Hampden Township, Mechanicsburg, Pennsylvania 17055 and is more
particularly described in Exhibit "B" attached hereto.
6. The said Defendants are the real owners of the land subject to
the Mortgage.
7. The Mortgage is in default due to the fact that Mortgagors have
failed to pay the installment due on June 1, 1995, and all subsequent
installments thereon, and the following amounts are due on the
Mortgage:
(a) Unpaid principal balance
(b) Interest at $22.99 per day
from 5/1/95 to 1/1/96
(based on a contract rate of 9.0%)

month for 7 months

(e) 5% Attorney's Commission

'Together with intere8t at the per diem rate noted in (b) above after
January 1, 1996, and other charges and costs to date of Sheriff's
Sale. The attorney's fees set forth above are in conformity with the
Mortgage documents and Pennsylvania law, and will be collected in the
event of a third party purchaser at Sheriff's Sale. If the Mortgage
is reinstated prior to the sale, reasonable attorney's fees will be
charged that are actually incurred by Plaintiff.
8. No judgment has been entered upon said Mortgage in any
jurisdiction.
9. Notice of intention to foreclosure and accelerate the loan
balance pursuant to Pennsylvania Act No. 6 of 1974 is not required in
that the original principal balance exceeds $50,000.00.

ALL THAT CERTAIN tract of land, SITUATE in Hampden Township, Cumberland
County, Pennsylvania, more particularly bounded and described as follows, to
wit:
BEGINNING at a point on the Northern slde of Charles Road at the division
line between Lots Nos. 22 and 23 of the hereinafter mentioned plan of lots;
thence along said dlvision line North Fourteen degrees Forty-eight minutes
West One Hundred twenty-five feet to a polnt on the NOrthern line of
the within described lot; thence along said last mentioned line South
Seventy-five degrees Twelve minutes West Four and Twenty-five One-hundredths
feet to a point; thence continuing slang the same South Seventy-five degrees
Twenty-six minutes West Seventy snd Twenty-three One-hundredths feet to a
point at the dividing line between Lots Nos. 23 and 24 on said plan; thence
along said division line South Fourteen degrees Thirty-four minutes East One
Hundred twenty-five feet to a point on the Northern line of Charles Road;
thence along the 1sst mentioned Une North Seventy-five degrees Twenty-six
minutes East Seventy and Forty-nlne One-hundredths feet to a point snd
continuing along the same North Seventy-five degrees Twelve minutes East Four
and Fifty-one One-hundredths feet to s point, the place of beginning.
BEING Lot No. 23, Block G of the Plsn entitled Composite Residential
Development Co. NO. 1 Del-Brook Manor, which plan is recorded in the
Cumberland County Recorder's Office in Plan Book 15 page 42.
BEING known as 4829 Charles Road.
BEING Assessment Map '22-527-18.
BEING the same premises which Robert C. Adams and Bonnie B. Adams, by
Indenture bearing date the day of A.D. 1991 and
intended to be forthwith recorded in the Office for the Recording of Deeds in
and for Cumberland County, Pennsylvania, granted and conveyed unto the said
Mortgagors, in fee.

10. Defendants are not members of the Armed Forces of the United
States of America, nor engaged in any way which would bring them
within the Soldiers and Sailors Relief Act of 1940, as amended.
11. The subject Mortgage is insured by the Federal Housing
Administration under Title II of the National Housing Act (12
U.S.C.A. Section 707 - 1715z11) and therefore does not fall within
the provisions of Pa. Act 91 of 1983 (Homeowners' Emergency
Assistance Act of 1983) .
WHEREFORE, Plaintiff demands jUdgment in mortgage foreclosure
"IN REM" for the aforementioned total amount due together with
interest at the rate of 9.0% ($22.99 per diem), together with other
charges and costs including escrow advances incidental thereto to the
date of Sheriff's Sale and for foreclosure and sale of the property
within described.
